Hi, guys

Recently I got approached by a real estate negotiator on my unit. He called me and sounds damn rude. Starting he said he was a full time negotiator quite some time ago and now like part time basis. He gave me kind of feeling not a legit one.

Ask me to show him my house S&P if I'm interested to lease my unit. Seriously? Am I disconnected from property forum for quite some time and now got this new rule? A negotiator can easily check my ownership via land office etc. Why need a S&P..hmm

Anyway how i can verify this?

This is the detail of negotiator.

I see.

Mate, just curious nowadays leasing an unit, they need the S&P? Previously no negotiator requested S&P from me to lease an unit..

Some ask for S&P to proof ownership of the property that you are leasing out. Other ways of proofing ownership is by showing the tenant your utility bill and cross checking with your NRIC

Ya, if the negotiator ask for the utility bill and IC for checking purpose, then I felt more safe. But first time encountered negotiator ask for S&P.. And in phone never mention for ownership verification purpose. Just straight inform show me your S&P if you wanna lease..omg

what's the reason u dont want to show S&P?

u can show him to prove ownership (and u can blacken out ur purchase price if u dont want to reveal)

negotiator can't simply do land search in land office to check ownership if they dont know the title number. address itself won't be able to trace ownership (unless at town council but that one even more mafan).

Adui..of course i will show if valid reason is given doh.gif

2nd point, it depends whether he/she put effort not.. smile.gif unless u refer to Ah Beng negotiator

Nowdays tenants also curious...
wether it is genuine owner or not. SPA is the easier doc for verification
land search need title no n also costly n time consuming.

Utility bill maybe old tenant or previous owner.
Well it is up to u as owner to hire him or not...

Imho effort is to ask u for a copy of the SPA.

What for waste time go majlis perbandaran pay rm20-50 to get copy of cukai pintu and that may not even be registered under ur name (previous owner or u didn't change ownership at majlis perbandaran)

Tenant of course will want to be sure they are renting from the actual owner and not someone who claim to be one. Too many fraud case now.
