this statement is very true...i'm fr kuching...plenty of shoplot around...no demand...

earlier,when my wife and mysefl moved back to kuching from overseas, i was considering to set up a business and was looking around for commercial unit with my wife (partner), ended up, the KEY QUESTION is, what business do we wanna set up is more important than the locality..cos, everywehre in the city, there's empty shoplot for rent... (anyway, we havent figured out wat biz to set up for now, so we go into employment, hopefully by next year we can set out on our own)

tenant market nowadays, sad to say...

well..to be honest, if rent whole house, it will be around Rm1300-RM1500...

but if u partition room, like those bangala dorm, then its different...

rental market is more on the weaker side....i rented out 1 unit at tabuan tranquility at RM1200, unfurnised.

I would say those people fall under the minority in Sarawak. Based on my observation, most Sarawakians still prefer landed properties and a condo to them is still outside the norm for now.

That might change as the years pass by, but still a long way to go for that to happen.

well, is the price really that "affordable"?

for the same price, u ccould be looking at Courtyard sacntuary, MJC...at least u can occupy it immediately, OR rent it out to medical officer easily...its high demand...

that's y i hesitate big time on Pr1MA

condo can rent slightly higher, maybe fetching around 1600-1800...

RM700k condo?..well, it aint many here in sarawak...maybe at city center like Riverine would fetch that price. the rest are unless more luxury type...

many condo are going for around 470k++

For Miri scene, one of the developers told me it's not worth to build condo there. People tend to favor landed over high rise with one of the benefits being not having to carry stuffs using the lift after some serious groceries shopping.

The shoplots at Marina are slowly picking up btw.

For Kuching, I saw less people are going to the malls nowadays. Could be due to economic issue or poor market sentiments that people are not spending their cash as easily as before.

I'm a Mirian myself and I also agree with this. Based on my last visit, I can easily count the number of condos in one hand. tongue.gif

As long as there's still lots of land to develop housing estates and the travelling distance isn't too far, most, if not all, Mirians will still go for landed over a high-rise.

Based on what I saw of the crowd in any Kuching shopping mall, I noticed that if there's a huge event at one mall, the crowd will flock there and the other malls will end up nearly empty. At least in KL, if there's a huge event like the TCE Baby Expo at Mid Valley Megamall and a lot of ppl flock there for the discounted baby items, the other shopping malls still have their crowds.

Though on normal days, you do see a crowd in all their shopping malls.

the price is almost as same and smaller. I think for my unit is RM308/psf which is consider cheap already.

Yes pr1ma is not high demand and not easy to rent out.

Yea about this one, I'm quite upset about the sudden change to 10 years again.
I received a statement from Pr1ma few weeks ago on the case and I feel it is very unfair for us.
