Smallest unit 760sf, all units with NO balcony (new rule from DBKL?)
Maintenance fee RM0.37 psf...OMG
20% unit reserved for BUMI and all unit number already confirmed (new rule from DBKL?)
Cheapest i saw is around RM460k now, that is RM600++ psf... DAMN cheap huh!

That's a huge ass AC ledge in front of the master bedroom! Wouldn't that serve better as a balcony? Wonder if counted as part of the built up?

meaning balcony is overrated and under use. they may omit it from design or just provide a very small one.
hence they rather enlarge the yard for practical reason. meaning emphasis on yard more than balcony.

Hi, under the new strater title law etc & the condo management rules, one not suppose to even "hang" clotes at the balcony!

for some condo, one cannot even modify (renovate) the balcony that will affect fascial of the Tower/building.

unless if is low cost flat / aprt.; where the management rules are not implemented ...my 1 cents! innocent.gif

Actually DBKL also smart
Want freehold nothing is convenient. Look at LeManja near the river and i am wondering if it is raining heavily, i am pretty sure it will overflow and it happened kepong is flooded went into all the terrace house

Want leasehold everything is nearby - all the amenities... haha

Hi boss when was the most recent flood in kepong baru???

I noticed there is no flood during indah water digging since 2015 and mrt recently. But Jln kuching yes. Pls share more on the flood issue. Especially the drainage nearby Lemanja.

And dun forget the big drainage system is connecting to 1st resi. Meaning if flood 1st resi ll kena as well. Did u notice tis???

I cant remember the year (maybe 2 to 3 years ago) but i pretty sure that there is a flood in kepong and it went into my relative house.
Yes the river is overflow at first residence but not flooded. Strange ok

They choose better color tones and out-stand other new projects launched about same time.

It makes it look a bit "atas" with higher perceived value despite being low density.. looks similar to Dua Manjalara, which has vy confined area of facilities

Functionality/internal build should be ok, not common to have what The Henge had experienced...

Anyway still got 20 units available.. free MOT and 8% rebates for MCO package..
