3 blocks (Block B with golf view, block A & C facing west and east respectively)
Maintenance fee 0.25/sqft 10% sinking fund
2 car parks (side by side or shopping mall tandem style)
8 units/floor
2 lifts per block.
3-4 lvl of car park
Residence start from lvl 5, but lvl 5 is also the facility floor. (people can look into your house while swimming and stuff)
5k booking, 1k admin fee if cancel.
Starting from 500k onwards.

Not SA, just sharing what i learnt.
P.s can any sifu share more story about A&M realty? good? bad? poor workmanship?

The project is not officially launch yet but booking open already.
The smallest unit 953 sqm all fully booked. cry.gif
Left the 1015 and 1415 units available.

The price about 560psf after rebate. got two c/parks.
Lower density 280 units compare to Geo Rimau 736 units.
Geo I think slightly cheaper about 530psf
Can any sifu give opinion whether price reasonable or expensive ??

Ya, I think its expensive although the location is ok.

Geo Rimau, I check again its much cheaper between 485-525psf.

I think I will go for GEO now for investment purpose.

Agreed that A&M more established developer but they normally build landed property and some of the past development like kemuning greenville bad workmanship. I am not sure how may high rise projects they have done.

The developer for Geo, Knox had done a few high rise projects but my only main concern wld be the financial standing of the two developers. A&M is a much more financially strong developer for sure if you are talking about this point.

I spoke to the sales girl and she told me this will be their first high end condo (with facilities) A&M group will built.

Some previous examples of flats/tall buildings they built:
1. Menara A&M
2. Impian Sentosa Apartment, Klang (Low cost)
3. Idaman Sentosa Apartments, Klang (Low cost)

Amverton Kiara is another condo project they have been planning for a while, but i dont think it has been built, or rather info on this project is scarce online.

As for the kemuning greenvile bad workmanship, this is the second time i see it being mentioned in lowyat, but really have no info beyond one thread "developer and its reputation thread" and that info is literally one line saying bad workmanship. Does anybody have more info on the matter?

This project looks suitable for own stay. I wonder other than Amverton Greens and Geo Bukit Rimau, what other alternatives do we have? Any landed house nearby 550k range?

New greenhill 3 landed house will be launching soon. Small land size though

Thanks. But how come when I did a google search on Greenhill 3, there are ppl selling them already as if they are completed?

Anyone can give tips whether fine to buy amverton links which located 3km away from taman sentosa🙂?
Read a lot that area is crime high rate....so call black area

For own stay, as long as you feel comfort then just go ahead. Amverton link if not mistaken is gng development with club house facility. GnG is really needed for Taman sentosa, Amv link is one of it. Another coming up is next to sentosa specialist hospital low dens condo.

how much is this amverton place? i recall more expensive than subsale bdr botanic. crazy to pay this kind of price to stay in sentosa area even if GnG.

Amverton Link and Amverton Greens are 2 different location.
This thread is on Greens, don't mixed them up.

But the pricing on amverton links looks affordable for double storey.. is it very near taman sentosa ?
From the map, i saw it is directly behind centro
