Yesterday evening got a call claim from Glomac and asking i'm i still interested in the project as because of the name were so close to Sunway Serene thus they have delay the launch of this project and 'will launch soon'. Anyone got the same call?

As i'm driving that time thus didnt really hear clearly what she was trying to tell me only remember that she says that they are doing some smaller unit and cheaper price which starts 4xxk something compare to Sunway 8xxk (if not mistaken).

Called the hotline the other day, they will launch this after CNY. Expected psqft between 700-800. Rebate unsure, largest unit around 1200 sqft.

Uh... I’m referring to “restful increase” reply. Referring to icon residence. Both directly beside Ldp and both driving distance to lrt.
Search Icon residences at property guru
Use filter put maximum floor area 750 sqft
Then you see see there lo.
Similarly you can search for “the grand”
If you want compare those project much deeper inside, those probably cheaper la. Also depends on density etc. I didn’t search 1 by 1 condo. 😅

But if you see icon residences or the grand. Even studio can rent out between 1.3-1.5k
So saying this project, 2 rooms. 1.6-1.8k
I think pretty reasonable?

Also keep in mind that this is today current price. Future price... well, let’s just say there is a possibility will further increase.

each floor increase 2k

nevertheless the pros will 2 lanes out. using LDP and back route to Sunway and freehold.

This problem only for bumi buyer. if we buy property freehold 'with restriction', later when we want to sell to non-bumi still need to get consent letter before can transfer ownership. This is based from experience, it took me 2yrs to release payment for selling my property.

they can block such a sales if they dont accept your reasoning... owner need strong lawyer to appeal for the case...

as for whether ada bumi or non bumi lot in the land title or not... ini betul2 tak tahu... my fren's freehold unit in cyberjaya din state bumi or non bumi in his land title though... not sure about this part of the world...

I think glomac changed its name from serena to this PR&B bcos sunwei already used similar name nearby to avoid confusion.

i've been glomac gallery nod.gif , so far any similiar property nearby there ? got any bigger size on that area ? i feel units 450 sqft not bad if use as investment ... any commet here ?? i havent do any decision yet haha

I am deciding between the Era 2 rooms with with RM550k and Bangsar Southlink 2 rooms with Rm 501k. The Era still in phase 1 launching, Southlink still left very few units since launching early this year. Any one can give me recommendation? Which location is better in terms of staying and investment?

suggest you rent a 450sq room to try out for a year 1st......seriously.....KUL is not japan or hongkong.


if you die die want to live in 450sq room, suggest you don't buy. Just rent. Save enuf money to buy something bigger later.

just ask yourself this question 'have you been impressed by any glomac project so far??? like when you visit your relatives or friends places.....

you can choose units back facing LDP. Noise level reduce plenty.

I'm currently staying in a super budget medium apartment room in SS2 for quite a while now. The small space can comfortably fit me and my girlfriend, so I don't think huge space is a priority. Just need another extra room for my future kids.

I've considered getting a standard 3B2R setup, but
1. It's over my budget (good ones generally start at 450k range)
2. It's a pain in a butt to rent out to strangers
3. My brother also got a 3B2R apartment unit, have 1 wife, 1 children, but got 1 spare room not used at all, kept just a bed for guests. So 2B1Rshould be enough for me.
4. I'm not qualified for RUMAHWIP (work PJ, penang lang)

My priorities are:
1. Good Community
2. Comfortable living
3. In PJ (don't have to be near MRT, but near highway)
4. Below 400k

So, small space 2B1R with a middle to high RMpsf is something I'm looking for. The plan is to stay at the place for about 10-15 years, then if I want to expand my family, I move out and rent out the entire unit.

Buy house like buy car. At first, college start with cheap myvi, stable work then get Honda, got family then get SUV. Buy a home that suits my current needs, and my current needs are, good quality space without needing to be big.

Plaza Glomec ticks most of the boxes, but I'm still looking for other options that fit my criteria as well...

Since u like it so much and tick a few box, then u may go ahead, just get it, it just RM360k overall and u ownstay, not like investor worried tenant and rental. As long location good and environment good and amenities good, I think won't go too wrong. Even reputation of Glomac from previous comments like so so, but I think wouldn't till so bad, shud be just neutral kut.

Actually I myself also an agent that can sell this project but I not focus lah, as I from Puchong and focus more in Puchong project, but I also thinking whether want to get a unit here, bcoz it's so near Paradigm and PJ address and I like it's in front a lake park, so can relax and jog when free. And I even Sunday evening purposely drive there go survey the park whether will be empty or with ppl exercise, and what amazed me is full of ppl jogging around the lake park of the kompleks side, feel like very nice if just staying next to it and if facing inner side can see lake and golf course view, so I think if I get a unit it in the end I will choose the one facing inside smile.gif

boss, if you are not particular of brand new, there are plenty that fits your criteria.
just do a iprop search for sub 400k apartments within pj.

90% of all studios or 1 bedroom or 1+1 bedroom places in any development are purchased by investors especially if it is the smallest units available.

Generally it is meant for a single person or perhaps a newly co-habitting couple.

Kids? I know of many who live in KLCC area in a 1+1 highrise with 1 or 2 children though mostly very young children.

Takada choice mah, some ppl really like/love pj. Also, with the same psf big unit some people may not able to afford, so 450sqft just enough to fit into their budget.😊

Do you realised how small is 450sq???

We were not born in hong kong or some rich european countries.....they never know what is 1000sq home in their entire lives.

It will depend on the area. If one chooses to live in KLCC or KL Sentral area then 450sf for a single or couple is adequate since it will most likely be a place to just sleep, shower and get back to work again.

As for it being in far out places like Kelana Jaya? These are meant for investors to buy and get burnt smile.gif

its simply not as simple as xxxsq of space of course two persons can live in. You need to see what coming out from the other side.

dun talk abt this one....the famous empire offering of SOVO only 3xxsq.....I cann see many young couples wont survive in their relationship.

Not sure is the price consider reasonable because this is very individual, as long is between my budget.
My criteria if were to buy a property, priority will be in KJ area & near to parents house, been staying in KJ since born, already used to this area of PJ & comfortable living in this area.
This project match most of my criteria, small unit (weekends home), simple (not fancy on those with lots of facilities which I doubt will use it 'daily' sweat.gif )

you made excellent points.

besides psf pricing, it's also important to note the absolute as well.
while it's definitely higher than norm psf price wise but it makes up by being a mickey mouse unit.
not withstanding the unit is also bare with zero freebies thus for comparison making the psf pricing seems even higher in that regards compared to other products.

if kj is your cup of tea, and depending on timing that you require your property, it could be worthwhile exploring ready builts and soon to complete products within the same vicinity. the absolute pricing is marginally higher but comes with its pros and cons as well.

unless its a luxurious boutique multi storey dwelling, I don't think KJ can commend 1000psf just yet.

even 790 nett for this plaza I see it as over the top jor.

my only pessimistic about this project is none other than Glomac. Glomac never ever creates a masterpiece or any successful project..

I guess is very individual definition of masterpiece or successful project, Glomac might not be in the top 10 developer list, somehow from their record seems ok (at least no abandon projects *touch wood sweat.gif), from family buying experience (Damansara Residensi) quite satisfy with the whole process. Well have to admit their retail management is abit sucks blink.gif

From what I observe, their product is just simple, different from those developers 'selling concepts', which kinda suit me because I just want something simple, I don't need a 2 storey's gym as facilities biggrin.gif

From investor point of view? Not a property investor & I don't earn my living through buying & selling property, my expertise is at other profession.
Although got some friends doing property investment, quite entertaining listen to their argument, A say his grandfather's stories, B say his grandmother's stories rclxms.gif which I believe they learn from experiences which good for them as a investor, but non of my business anyway.
Somehow I do agree - in whatever investment you do, that's risk.

To me as long the individuals know what's the purpose of acquire that property.

I am owner and also agent for this project, see whether I got chance find another neighbour or not, hahaha

By the way, 450sqft last week see availability left 4 units only on top floors, others considered sold out, while 750sqft still got about 50 units in 2 blocks

Definitely not for own stay.

I am admin in the owner group also the agent, I do see some owners who very desperate to move-in themselves, so i would say there is mixed of owner ownstay and long term tenant who work in PJ or Damansara, i think shudn't be african lah, as this place more high visibility and prominent, and maybe some with intention for airbnb as good location bah. most owners wish the downstairs have good tenant mix shoplot then the condo can be ong ong. and never forget, the view is awesome with golf and lake view, u can youtube the drone view of the condo see see.

near completion with just 9 units balance in tower A and 7 units balance in tower B, with good package and nice scenery, interested can let me know, good location, freehold, and now can special arrange to view the unit at actual site

i did a poll survey in the owner group in whatsapp, quite a lot actually ownstay, even the 450sf type, it also surprised me when I see the result.

Interesting layout for the 750sqft 3-bedroom unit. I have an old property at South City Plaza apartment, same size at 750sqft with 3 bedrooms. The smallest room for my apartment is not existent but it has a yard (which can be converted into a wet kitchen and I did) and a small dry kitchen. The layout for my apartment is that of a typical 3 bedroom flat/condo.

But for Plaza Kelana Jaya, they've shifted the kitchen (which is now in a single space - no wet or dry) into the middle of the house. There is no yard, which is now replaced with a room instead, and a sizeable one!

As miserable as it sounds, the wet and dry kitchen, being compact into 1 area and with no partition to the dining and living room, it might just do it for the segment that it target (working professional, young couples or small family). Most of them don't cook and if they do, its usually just light cooking.

Don't quite agree with that. If anything, it follows current trend. I used to stay in Bangkok a couple of years back, and there, it is extremely hard to find newly constructed apartments with a kitchen. This is because Thais either mostly eat outside as they have plenty of street food or pack back. And this was before the boom of food delivery apps.

If you add on the target segment layer, of which is targets working professionals, young couples or small family, of which majority rarely cook at home, it might just be the best layout. There's a report and research saying that the size of the kitchen will be non-existent for new homes in the UK by 2030.

Ultimately, it's about playing around on the same space of 750sqft (assuming it has to be this size, to cap the purchase price). Which would be the best layout?
a) 3 sizeable bedrooms, joint dry and wet kitchen, no yard
b) 2 sizeable bedrooms, 1 tiny bedroom, dry kitchen, wet kitchen & yard together
c) 2 sizeable bedrooms, sizeable dry kitchen, sizeable wet kitchen & yard together

By the way, no right or wrong.
