One comparson will be icon city. Both also neither here nor there when it comes to connectivity to mrt/lrt. Both projects also not walking distance to mrt/lrt. Both projects also cannot walk to a shopping mall but they have retail lots downstairs but not a mall.
Icon city by mah sing looks a "bit dead". Heard rental for their smaller residential units getting slightly more than rm1k which imo is not exactly good returns.

Er... don’t think is that low bro. I just checked again in propertyguru, it seems to be much higher than what you mentioned.

Uh... I’m referring to “restful increase” reply. Referring to icon residence. Both directly beside Ldp and both driving distance to lrt.
Search Icon residences at property guru
Use filter put maximum floor area 750 sqft
Then you see see there lo.
Similarly you can search for “the grand”
If you want compare those project much deeper inside, those probably cheaper la. Also depends on density etc. I didn’t search 1 by 1 condo. 😅

But if you see icon residences or the grand. Even studio can rent out between 1.3-1.5k
So saying this project, 2 rooms. 1.6-1.8k
I think pretty reasonable?

Also keep in mind that this is today current price. Future price... well, let’s just say there is a possibility will further increase.
