I just Received News that a 4 Stars hotel is coming to Sri Hartamas, Location is near to Sri Hartamas Shopping, i was informed that the suits will be available for sales that will provide potentially Good return for investment.

Anyone hear of anything?. I'm planning to check out the place tonight... can meet me for yum cha as well.

any idea which part of Sri Hartamas, in fact I have tried to look surrounding but didnt see any development going on. Looking for investment in MK area, but the price seems high for me. Probably Sri Hartamas is another option for me.

No la...they refunded money to buyers ady i thought. Court case is subang dorsett le...this one i heard will be called dorsett hartamas.

Plaza Damas 3 started with a GRR hotel concept. Didn't work out well. Uncertain if this will fair much better.

yea i have no idea why so weird, the lady told me they are not able to sell any unit now, i understand maybe not open yet, but even low floor they only allow agents to sell...so if we interested need to give dp and they arrange deal with agents? doh.gif doh.gif doh.gif

Their 4 star hotel suites arent for sale. Manage by Dorsett its own. We only can invest / purchase their Service Apartment units.

You may walk in to Dorsett Hartamas showroom. Mayland sales staff will assist. One of their sales staff serve me, i get to know the prices...

1. Damas 3 also fully furnish, both cap gain n rental doesn't do well why still consider Hermitage at higher psf and still FF. How much do u think u can make and how much you can sell for small units?

2. Jz simple calculation Damas 3 rents at 1,800
You buying hermitage around 600k? 3k/month installment. Negative cashflow 1,200/month or 24k a year.

3. Based on our own experience, we don't do well in FF development. All looks the same. Some one throw price, u suffer, everyone else oso suffer.

4. Subsales transaction of Damas 3 is doing around 820-850psf. If you buy 1300psf, u buying at 50% premium. How much more it could grow?

5. Moreover at this absolute price or psf price, there are better & Safer buys with <500k 500psf, less than 500m walkability to MRT, potential breakeven rental. Question is why hermitage then...with limited upsides n -ve cash flow

this project have provide room food service , cleaner service to the unit. and have 2 restaurant in this building.
and the roof top facilities with palace and KLCC view is nice too.
many professional , business man , couple will like this concept. this is not normal project that like 500psf bare unit and 3 bedroom.

I agree, but yet still every owner have their desire of their own thinking for rights and wrong.
So we can't say sold out rate. Cause sold out rate might low/mid range fast sold out, so it's also different product.
As during Arte MK open for sale, people are giving comments about the mosque too near and noisy ... but yet many people purchase PARQ WHY? Because owner has own perception way of thinking.

Btw, we not saying they r good developer. I m just pointing out that they are good in giving premium facilities..
They r not YNH la.. this is Mayland. Pls have 3 expectation when u buy with them, lousy workmanship, delay completion, drag / not paying LAD.

It's more to the pricing than developer name. If they sell at the right price, then their product is investable. After all u r looking for investment that makes money.

Anyone knows when vacant possession happenng? It has been delayed several times. Initially said sep 2018, then dec, then now dont know when. Also calling the sales person is extremely difficult to get updates. Push to project department, project department push to another one.Ultimately no answer. Anyone has any idea?

When first I bought the property in Sept 2017, they said march 2018 key will be given. Then delay May, I called again. Then delay Sept. I called on and off... Then dec18, before CNY, after cny, then before march.... Now the last update was end of march.... U think can trust? All non sense. And always said will email me.... And since I bouy until now... No at alll!!!!!!! Only the time aks for paying TNB deposit... Which is last year.. How long we can trust for this? 1 years plus progressive interest for nothing

The most consistent thing bout Mayland is their delays..

Can do nothing much to avoid that. But if Buy Mayland product at the right price, makes money too

i checked last week, they giving rebate and cashback until this month only, and launching for 16 and above, those units comes with balcony but for 16 floors and above the price is higher, and i did some research that some owners got their keys and already started to post in AirBnB, the price per night is like RM180-RM250. they actually have actual unit to view too

The 20% rebate been ongoing since 2017 when I bought that time. Said would end by 2017 lol. And some bought during CNY period and received additional rm3888.

where do i begin?

1), the whole building was actually up some 6-7 years back , just pending the interiors work mostly (it was launched as The Hermitage then subsequently rebranded under Dorsett). So the building facade (external paint job) is already starting to fade. And because it was completed quite some time back, i image the lifts were already installed during the initial stage hence the lift models is quite seasoned / old. When you stand inside the lift you could feel the wobbliness and not mention theres been numerous occasions of residents getting trapped.

2), the rooftop. The design from the show model unit is totally different from what they have executed (understand it was for illustration only) but for them to convert a residents lounge (with pool table, seating area) into a so called VIP sky lounge / cigar bar / karaoke is just a bit too much. This is located next to the gym and just few metres walk from the kids pool. So when some jokers are having their karaoke session the whole floor can hear. and dont forget the building also houses the dorsett hotel so you will be sharing your facilities (limited to say, the pool and the small gym) with hotel guests. The so called wellness centre / spa is still abandoned, their reason is they are unable to find an operator to take over. Who would in their right mind want to take over especially during times like this? so it is an eye sore and it is just 2 metres away from the main pool.

3) , the management / JMB. though there have been improvements in recent months but it can be better, considering the high maintenance we are currently paying (close to RM0.4 psf).

4) , the car park for residents which is located at b3 and b4. it smells and is dusty.

5) the price psf. even with their so called early bird 20% rebate (which has been ongoing for 2 years, never ending promotion), the price psf is almost close to rm1k psf. With this price, you have a lot of much better options out there, with much more facilities to offer to the residents.

The pros? i suppose it is the location, within walking distance to the mall (markets, eateries etc) and the unit is fully furnished (tv, aircon, washing machine, sofa, bed, cabinets, dining tables, chairs, study table) you can pretty much no need to renovate and just move in once VP.
