QUOTE(daniel125 @ Mar 6 2017, 09:34 AM) Anyway, I believe that visitor still need to wind down the window to pass the IC / driving licence to guard for verification (in addition to car plate number) though no need to write down details (name, IC etc) like the normal registration. |

QUOTE(enriquelee @ Mar 6 2017, 11:08 AM) You never have adhoc visitor? Ad hoc visitor will need to go through the normal registration process and shall only be allowed to go in upon confirmation from the owner. Yup the apps have quite a number of functions.Wow.....that is interesting. Means can pre reg any time huh. You have a good point. |

About the "shading" issue, they did take this into consideration. In one occasion I asked why not making the entrance bigger & higher so that it looks grand - the answer is to take care of the rain water issue...

QUOTE(Diver Lim @ Mar 6 2017, 12:26 PM) But i really hope at least slightly "shading" would be better than none. This is Gentlebre guardhouse but I presume similar size shall apply to other precints. Seems OK to me but if rain under strong winds then likely will kena (even though if the ceiling is lower).I went to my friend's MahSing Semi-D project at CyberJaya that newly completed 2015, it's so stupid that me and guard looking at each other, i dare not open my car window... Out of no choice, i open a bit, throw out ic... quickly shut the window... You know how "grand" is the entrance? let me try to google the entrance, i can't remember her project name. QUOTE(enriquelee @ Mar 6 2017, 02:01 PM) I thought should be after developer fully leave the development. Infrastructure beyond the precint is out of JMB/MC control. If my memory serves me right the time frame is within 12 months after VP as per Strata Management Act.Reason being they need to maintain the whole infrastructure of the development. And some legal issue if i am not mistaken. |

QUOTE(enriquelee @ Mar 6 2017, 02:20 PM) Local authority will spend such money to maintain this kind of 'premium' infrastructure? So long as EW still has presence in this area (including the soon to be launched Eco Forest), it's to their benefits to upkeep the landscape and infra. I acknowlege one day EW will leave this area but who knows may be EW can joint effort with the local authority in maintaining the common areas - too long from now and too many possibilities to speculate.I thought they only do basic maintenance. |

QUOTE(Diver Lim @ Mar 6 2017, 02:34 PM) Might not be as far as we thought. Before we realized, now KK are already under MBSA, everything still seem good to me. However, KK are less fancy when compare to EM to maintain, also i believe MBSA are rich than MPKJ (LOL, personal assumption based on no fact). Depends on the speed how EM is developed. EM was aggressive earlier and now at slower pace. Should another 8 to 10 yearsAmyway I prefer slow and steady. |

QUOTE(enriquelee @ Mar 6 2017, 02:36 PM) That is why as i know, as long as the developer is still there, there will be no JMB. The developer will maintain it until they leave the development, then only JMB form and follow by RA. It's diff. Within the precint of the stratified area is the JMB/MC responsibility. Out of the precint which is the common area is the local authority's responsibility (after developer handover to them).Commercial area to contribute? Very not likely ba. |

QUOTE(Diver Lim @ Mar 6 2017, 03:37 PM) For work. I am in trading business, i always need to oversea to attend meeting. Lol. Because the closer the vp date, the more attention I pay to those deco items whenever I go shopping. I guess you are no exception. By the way, why you know what i am thinking one? Painting is what i am thinking. Remind me of a Cuckoo Clock i brought back from Germany 6-7 years ago, i have hang in a condo i rented out... they are still staying in my condo, now thinking of knock door and tell them i want to take back the clock don't know can or not. |

QUOTE(brando_w @ Mar 6 2017, 03:41 PM) Assessment tax... the local council will collect this tax and in return they are supposed to maintain / upkeep the surroundings... Susah ni.... to get the owners to pay on time the maintenance/service fee is already quite difficult I guess (though they are obliged to under the Strata Management Act), not to mention asking them to contribute for the common area.I have a gut feeling that the assessment tax for EM would be higher than the surrounding developments... In my experience; they will never do a good enough job (even with the huge sums collected). In the end, the individual precints will have to join-effort in coming up with a joint-sinking fund in order to keep the township in a pristine condition... this is especially important for future market value of the township... of course a responsible developer will also contribute in whatever way for the sake of their brand-name... |

QUOTE(Diver Lim @ Mar 6 2017, 03:56 PM) It would be quite hard to determine how to contribute... usually, cover own ass also not sufficient le... If there is not straight guild-line from DMC or SNP, i don't think it would be possible. If we have fund, we install few more CCTV or upgrade our facility first. QUOTE(brando_w @ Mar 6 2017, 03:58 PM) Yes the act will be good to keep errant owners in check... Actually I think the JMB/MC of various precints can rope in EW to jointly organize some events, eg walkathon, fun fair, concert etc with the funds raised used for benefits of the township (eg donation to Chinese school building). The point here is, we can gather together and do a lot of things for the benefits of the residents & the township as a whole. With a good profile of buyers (esp for high-priced properties; relatively); collection shouldn't be a major issue if majority are Malaysians; in fact there should be excess funds... |
