Anyway, I believe that visitor still need to wind down the window to pass the IC / driving licence to guard for verification (in addition to car plate number) though no need to write down details (name, IC etc) like the normal registration.

Ad hoc visitor will need to go through the normal registration process and shall only be allowed to go in upon confirmation from the owner. Yup the apps have quite a number of functions.

About the "shading" issue, they did take this into consideration. In one occasion I asked why not making the entrance bigger & higher so that it looks grand - the answer is to take care of the rain water issue...

This is Gentlebre guardhouse but I presume similar size shall apply to other precints. Seems OK to me but if rain under strong winds then likely will kena (even though if the ceiling is lower).

If I remember correctly, within 12 months from handing over the vp the developer shall convene the 1st AGM and the JMB/MC shall be formed then.

Infrastructure beyond the precint is out of JMB/MC control. If my memory serves me right the time frame is within 12 months after VP as per Strata Management Act.

So long as EW still has presence in this area (including the soon to be launched Eco Forest), it's to their benefits to upkeep the landscape and infra. I acknowlege one day EW will leave this area but who knows may be EW can joint effort with the local authority in maintaining the common areas - too long from now and too many possibilities to speculate.

Depends on the speed how EM is developed. EM was aggressive earlier and now at slower pace. Should another 8 to 10 years
Amyway I prefer slow and steady.

It's diff. Within the precint of the stratified area is the JMB/MC responsibility. Out of the precint which is the common area is the local authority's responsibility (after developer handover to them).

Susah ni.... to get the owners to pay on time the maintenance/service fee is already quite difficult I guess (though they are obliged to under the Strata Management Act), not to mention asking them to contribute for the common area.

Actually I think the JMB/MC of various precints can rope in EW to jointly organize some events, eg walkathon, fun fair, concert etc with the funds raised used for benefits of the township (eg donation to Chinese school building). The point here is, we can gather together and do a lot of things for the benefits of the residents & the township as a whole.

Yes. But under the SMA, the JMB/MC member is also personally liable ie can be fined and jailed sweat.gif
