Pro:
G&G - better security
With facilties, especially with swimming pool!
Nice landscape (but the actual one doesn' seem like very pleasing and close to artist impression)
Easy access to major highway

Cons:
More expensive with maintenance fees is RM 250 per month
Value increment slower due to bigger township and more condo coming in like mitraland And their own KE precinct 2 new development
Built up is not optimised with only 2199sqft
No full renovation due to strata title
Too far from KL

Semanja kajang
22 X 75 2500sqft
Pro:
Built up is optimised with 2500sqft
Cheaper maintenance fees RM 160 per month
Full renovation is allowed
Higher ceiling / headroom in living room ie 15ft
Premium master bedroom
Nearer to KL
future development is there but is different product, so better increment value for the area
Near to MRT station
Clay brick for external wall, better quality and heat reflection is better
Concrete flat roof. Longer life span

Cons:
Near to prison, but being separated by a golf court about 1km
No facilities, only the stupid green garden
Security might be worse than KE 2
External facade is little bit worst than kajang east
Jam at Saujana Impian


I unable to make decisions here between the above 2 products. Hopefully someone can delighten me. Any comments please let me know.

All properties got pros and cons....

To decide brw 2 prijects....just list down the pros and decide which project got the most pros will do.

After all all these are just academic. Visit both places and which place give you a better feel? Go for that one....people can live in 200sq smaller home de....not a deal breaker.

Both are considered far away from KL/PJ buyers' perspective - so their location doesn't make different.

For own stay, Kajang East pay extra monthly fee RM90 only but come with swimming pool and good security - better appreciation in future as compare to Samanja.

One thing good for strata title is you can sue your neighbor if he tries to build bigger house than yours.

* Compare to Semanja, there are many developments in the vicinity as well. It is just next to TTDI groove and GoodView Height, which shall be having the highrise if not mistaken. Don't forget about the Ameera + Ivory + Oasis Residence highrises just few km away.


Built up is not optimised with only 2199sqft
No full renovation due to strata title
*Some will look at it as a plus point because of uniform facade of all the houses instead

Too far from KL
* Just additional 7 minutes driving from Semanja consider "too far"?  hmm.gif  Semanja resident also need to head to Semenyih direction and make U-turn in front of McD to depart to KL.

If use for own stay, would suggest you to look for more alternatives for comparison. With 700 - 800k price tag, there are plenty of choices avaialble within the area.

I also looking for nearby area. I also aiming either Semanja or Villa Astana. Just to share with you my findings..

1. Kajang 2 precinct 2, South Kajang, next to Nadayu92, taman impian , below Tropicana Heights from MKH.

22X70 - Freehold, Terrace, Individual Title, Free Legal, SPA, except MOT.

820k-850k
Rebate 10%, booking 5k.
After rebate 720k-750k.
Maintenace RM160.
Free 1 year maintenace..

Currently open phase 3. Total estimated unit in Phase 3 is around 150++, 1 In-1 Out security guard..

Phase 1& 2 are shoplots.

I personally went to the site( outside, just nearby opposite entrance to Tropicana Heights), can see they already flatten the land. Used to be palm estate with a bit of hill.

Pros:
1. Got new bridge completing in March 2017, connecting Kajang 2 to Bangi (i dont know what road name, but seem faster).If you need to access to NSE, MidValley, KLCity ,this is nearer. If you need to access Cheras, Semanja is nearer.
2. Not advertise yet.. Just happen i called that agent, he asked me to check it out.. Still got many units to choose from.That was 2 weeks ago.
Now they help me check for pre-approval loan letter.
3. Far away from Kajang 2 HTC. Tropicana Fairfield and Parkfield are nearer to HTC.
4. Got 1 Japanese Zen Park in future near Phase 4.

Cons :
1. The floorplans are so weird. I have the floorplan captured in my phone.. If you want to know i can share it out.
2. Although 22X70, the upper room 3 only able to fit single bed..I dont like their floorplan..maybe i cancel booking and wait for their phase 4.
3. The connecting bridge will be shared by Kajang2, Nadayu, Tropicana Heights and Hillpark. Expect jam in future.. biggrin.gif
4. No brochure, no showroom yet , not even panel bank yet.. but definitely one of MKH project.
5.Since no official letter yet, we can only pay to agent. They gave me a letter of confirmation booking. I did a background check on their company, by calling to MKH and ask them and its legit.
We can cancel anytime and fully refund as long we didnt sign SNP or loan got rejected.

2nd project Villa Astana Phase 2. Another agent told me they are going to launch another phase soon in mid 2017. Same as phase 1 semi-D clustered, but bigger and higher price...
Ill share again once i get more details from him.

Semanja Phase 2 is selling now, but only the back half. I drop by last week. Their marketing remain sux, so if you wan to look, better just drop by their showroom. They are building the show house now.

Type A Left 6-7 units.

Type A , you can extend 1st floor balcony. Type B, due to higher ceiling and special stair case to master bedroom, its quite impossible for your to extend front balcony.

Also Type B special staircase taken some space from Master Bedroom. If you compare 2 brochures together, you can see the different.

Its not easy to move furniture due to that special stair case too..

It looks nice/grand/different at the beginning , later you will find it quite troublesome..

They are launching Phase 2 Villa Astana in mid June.

You need to pay 5K for booking and queue for your turn..

No official price yet, but estimated 950k-1M after rebate.

@vipergti i went to their showroom last week and one of their SA told me that the maintenance fee only RM160?

By the way, have you cancel your booking? I place a booking last week
