Clay brick for external wall, better quality and heat reflection is better

Cons:
Near to prison, but being separated by a golf court about 1km
No facilities, only the stupid green garden
Security might be worse than KE 2
External facade is little bit worst than kajang east

I also looking for nearby area. I also aiming either Semanja or Villa Astana. Just to share with you my findings..
1. Kajang 2 precinct 2, South Kajang, next to Nadayu92, taman impian , below Tropicana Heights from MKH.
22X70 - Freehold, Terrace, Individual Title, Free Legal, SPA, except MOT.
820k-850k
Rebate 10%, booking 5k.
After rebate 720k-750k.
Maintenace RM160.
Free 1 year maintenace..
Currently open phase 3. Total estimated unit in Phase 3 is around 150++, 1 In-1 Out security guard..
Phase 1& 2 are shoplots.
I personally went to the site( outside, just nearby opposite entrance to Tropicana Heights), can see they already flatten the land. Used to be palm estate with a bit of hill.
Pros:
1. Got new bridge completing in March 2017, connecting Kajang 2 to Bangi (i dont know what road name, but seem faster).If you need to access to NSE, MidValley, KLCity ,this is nearer. If you need to access Cheras, Semanja is nearer.
2. Not advertise yet.. Just happen i called that agent, he asked me to check it out.. Still got many units to choose from.That was 2 weeks ago.
Now they help me check for pre-approval loan letter.
3. Far away from Kajang 2 HTC. Tropicana Fairfield and Parkfield are nearer to HTC.
4. Got 1 Japanese Zen Park in future near Phase 4.
Cons :
1. The floorplans are so weird. I have the floorplan captured in my phone.. If you want to know i can share it out.
2. Although 22X70, the upper room 3 only able to fit single bed..I dont like their floorplan..maybe i cancel booking and wait for their phase 4.
3. The connecting bridge will be shared by Kajang2, Nadayu, Tropicana Heights and Hillpark. Expect jam in future..

4. No brochure, no showroom yet , not even panel bank yet.. but definitely one of MKH project.
5.Since no official letter yet, we can only pay to agent. They gave me a letter of confirmation booking. I did a background check on their company, by calling to MKH and ask them and its legit.
We can cancel anytime and fully refund as long we didnt sign SNP or loan got rejected.
2nd project Villa Astana Phase 2. Another agent told me they are going to launch another phase soon in mid 2017. Same as phase 1 semi-D clustered, but bigger and higher price...
Ill share again once i get more details from him.
