so far, none of property guru could explain or understand reason for kv property bull run 2011 to 2014.

kv property bull run 2011 to 2014 was a fallout of u.s qe. consequently, kv property market stagnant after local bank lending to residential properties got harder following tapered u.s qe.

moving forward, kv property is likely to face after shock of u.s. rate rise in the next few years.

Setia Alam 20x70

My friend struggled to offload his simedarby bukit raja (which is practically setia alam) 20x70 even 2 years back below 700k.

Agents in your area must be good to be able to get buyer at 720k.

Hw much? I still bought mine about 450k...
*
7xx brand new. Back in 2016, the house of same land size, smaller build up, lower quality finishing was sold at the same price (7xxk) in subsale market in the same area. Last transaction of the subsale house once sold at 7xx that mentioned about was at 580k few months back. Seller have to drop their asking price since brand new house is selling at cheaper price + rebate + free MOT & etc2.

Ya property market from bad to worst. It's so worrying.
*
Why so worrying? It’s the best time for those who don’t own a house to buy a house now.
