Buy around 1.5 hvnt include maintenance and wear and tear. Not sure which is better.

Depends on the definition of bubble.
If say a good condition condo at near KL or Pj, below 300k is impossible. Can forget about it ever. Best is Rumahwip.
But slow up or stagnant is for sure.
