Can say those property with fancy facilities tend to lose its values … developer purposely provide those fancy thing to lure buyers (external beauty)… actually comes with no value and in fact cause maintenance fee up in long run …

So if developers throw in those redundant stuffs and make you pay more = you are overpaying …

Landed and commercial still ok but must have holding power
Condo is not a right time but can look for auction props
I saw many nice condo sell much below market
