Ya seriously regret my decision, compress loan kills those without financial literacy..

Thank god I’ve have some businesses to help sustain this, thought I took moratorium to help with cashflows and tenant suddenly move out.

But then, I dont think I’m gonna ever sell at breakeven from loan ever again, the current market price for the condo I’ve bought is shit.

auction property is because a lot of compress loan, then people run away with cashout.

you should blame developers for starting the trend “cash out” in the first place, people do compress loan for the sake of it. then can’t afford

So many cases people compress 8-10 props in 1 name.. heck got 1 case got 13 properties icon_idea.gif

Normal sheep compress then can’t service loan sure gg, bankrupt or life ruined.

but those pro and well planned, compress by marking up loan amount vs market price with nice talks to owner/developer.

every year i revisit this to see failed condo projects being auctioned then someone will generalise and say property market about to burst..

rinse and repeat.

I bought a property recently at 620k, now I checked iproperty listing all selling at 680k..

Not bad..

Im quite happy someone sold me a prop at 620k SPA, then now 6 months down the road, property guru and iproperty average selling price around RM660k-700k

Feels good for that mini win..
