But housing loan interest is calculated by multiplying your loan amount no? Let’s say you take 1 mil loan x interest rate. I don’t think putting extra money into FD will give you any advantage, you should prioritise to settle that loan first right? Correct me if I’m wrong
*
If you have extra cash of 200k now, and your outstanding housing loan is RM1mil at 3.9%, FD rate is 4.8%. Do u want to use that extra cash 200k to pay your loan or put in FD? See below illustration:

1mil * 3.9% / 12 = monthly loan interest is RM3,250
(1 mil - 200k) * 3.9% / 12 = monthly loan interest is RM2,600
If u use that 200k to pay loan, u save RM650.

However, if u put in FD that gives u 4.8%, 200k * 4.8% /12 = monthly fd interest is RM800. It is higher than RM650 by RM150. Use the RM650 from RM800 to pay the loan interest and you have extra RM150 as pocket money.

In most circumstances, loan interest is always higher than FD interest. In addition, if you place fd with 2 years tenure to get the 4.8%, the risk is the uncertainty on how many times the OPR will raise that may result in loan interest rate is higher than fd rate eventually within the 2 years period. So, assess and calculate first before any decision.

I just came back from holiday and saw this. I just placed on 23rd Dec 2022, now I am asking PB people if I can take out and place it tomorrow 24 months at 4.8%. They just change... getting money to buy Hong Leong?
When I opened the account back in Nov, also needed HQ approval. But I just told the assistant manager to just call HQ to approve on the spot. They approved within 1 hour I think.

Mind to share your view on decision to place the 24-month Fd with PBB since now most people want short term only?

Hi all the sifu here, my fund is available next week, considering either go for short term (Ambank 2 months at 4%) or just go for long term PBB 24 months at 4.8%? Can share your views? Thank you.

Hi, do you know what is the SCB FD rate for 3m for existing customer? The 6m 4.18% is it only for new customer?

Anyone not PB managed to get this FD rate?

I'm seeing the same promo quoted recently in three other FB groups discussing FDs
