DMC is only legal binding company between purchaser and developer, all the rules and policy set inside the DMC is only between purchaser and developer. When a purchaser buy a subsale, it is still arguable if DMC still can apply to the subsale purchaser.

Strata title act is by law, regardless you are first purchaser or subsale purchaser, you are still abide by the law and need to comply with it.

Yes, during the managing period, if they don't do the work well, you can go hang the banner in EW office.

During the JMB period, if they don't do the work well, you can go hang the banner in management office instead.

Nope... Subsale buyers still need to sign resign DMC.
I never heard Subsale buyers no need to follow DMC.

If individual title subsale purchaser refuse to sign but pay the maintenance fee instead?

One thing here want to highlight, though not the focus of the discussion- DMC even if not stamped is still a legal binding doc and enforceable. The diff is it's not admissible to court if not stamped.

Sorry, I think that's your insider version not what buyers been selling. No buyers have seen that before buying.

Cradleton lake and Merrydale lake also can't differentiate..

But this one low res no colour tone version are definitely not what buyers see.

You believe EW would sell this artist illustrations?

Actually same lake la. Connected lake and print in Cradleton booklet too.

I thought we are discussing DMC and by law/act.

EcoPark and Setia Ecohill Precinct 3 all have DMC.

That's why their DMC is a bit different compare to Strata Title DMC. Strata act superseded DMC on the managing company. JMB must in place, but for individual title DMC, not the case.

Printed in Cradleton booklet because it can be accessed by both Cradleton and Merrydale residents.

If you look carefully on Merrydale lake, they have more structures and features in the masterplan, no?

It is an old GnG concept. governed by DMC but not protected by law.

That's why most developer go for strata title GnG currently. DMC and by law, different thing.

In their masterplan, they put more emphasis for Merrydale lake instead of Cradleton lake, this is truly reflected. Maybe you can ask EW why.

However, who care, residents or even public also access to both the lakes, no?
