QUOTE(samkps @ Nov 19 2016, 01:03 AM) Thanks Jason gor.. That's why I said Strata Act seems protecting the strata title property well. How about individual title then? Samkor, Strata Act is another set of act which is different from Strata Management Act though it's related /make reference to the other act in some part. My interpretation on the individual-titled development is that the DMC is merely a contract between the signing party and in the event there is a change in ownership the contractual terms in DMC cannot bind the new owner unless it signs on it. Unlike stratified development whereby the DMC is under the framework of an act (ie SMA) which allows the rules to remain enforceable to the new owner as if it has signed the DMC. Anyway, the above is purely my worthless blow water opinion. This post has been edited by Jasoncat: Nov 19 2016, 01:20 AM

QUOTE(mthc @ Nov 19 2016, 01:21 AM) Garfield boss. What happens if one house didnt sign but the rest all signed under DMC? Boss you mean DMC under non-strata development? I would say the effect is the same as the case of change of ownership whereby the new owner refuse to / doesn't sign the DMC for whatever reason. The RA can't force the owner to pay for the security fee, deny its entry to its own housing area or use of the public amenity but it can "create" some inconvenience like having the need to register at the guard house... Disclaimer: the above is my worthless, zero cent opinion.

QUOTE(ALaN- @ Nov 20 2016, 10:30 AM) » Click to show Spoiler - click again to hide... « Make sense. If I were the architect, I won't be adding staircase too. At least, they've used precast block for the manhole drain and not the conventional metal plate manhole. Aesthetically, I think they has been quite good. My only complaint until today is still the fugly gate. It's not only ugly, it's not practical too. Maybe until the committee set up, we will discuss about it within members and developer again. Many has discussed about the slope issue. I got to know about it on the very 1st day( selection unit day), just that I couldn't confirm that the drop is 2 unit or 4 unit per drop. I did try to ask but they can't confirm too back then. Actually during one of the meet up between buyer-developer, they did brief about the contour for EM. The architect claimed that it will not be boring and it will be interesting to drive around EM. To consider that the water flow and the retention pond location, logically the slope is necessary to allow smooth flow and avoid any flooding issue near future. However, the only concern is that the lower unit will have a chance of water seepage from the underground of the higher unit through the wall. It's quite technical, I won't elaborate further unless you want to know in details, pm me I'll explain. As for the rest of the issue in terms of slope, I don't think we should make a big fuss of it. After all, living in a hill isn't that bad though. The hills full of tree has no problem withstanding them. You'll have lesser problem of stagnant water in the drain too, lesser smell, lesser mosquitoes problem. Semenyih is full of hill, I think we've to accept the fact. Although I can't see how much gradient they set for the contour, but I think it is still acceptable. Actually there are lots of the reason when once either the architect or the developer who involve in the design developer explain, people will have better understanding and peaceful mind. The only problem is there's no one explaining it. Please don't shoot me as I don't stand for EW. I do have my expectation from them too. They could have done better for the design but I think we have to stay positive. After all we've signed the paper without seeing the real details. My point is, don't make yourself having sleepless night while you're serving the loan interest. There will be a day when all of us sit down (owner) and discuss about solutions with EW. Anyway, been hearing people going in and out to site visit. Anyone going again let me know, I'm interested to visit too, please PM me ya Hi ALaN- bro, long time not seeing you. If I remember correctly, you gave valuable inputs from technical perspective but you seldom surface in the forum... do join in more frequently

QUOTE(ALaN- @ Nov 20 2016, 11:17 AM) Bro Jasoncat, you big boss, can active in the forum from morning - night. I mon-sun also busy lol My salute to you, never fail to give your valuable feedbacks. I really can't follow the pace, too fast lol But I'll be looking forward to have a site visit to understand better on their design. There are too many grey area. To speak in a forum it's just like a guessing game. We can only give opinions, no conclusion. Even when we complain, there will be forummer claiming that we are crying baby. Even if we drop by to ask SA, they are also playing guessing game unfortunately. So I think we will just need to wait the right time. There will be more voice when the time comes * I occasionally peep this forum, hoping someone has some pictures to share lol while waiting for the time, just buy popcorn and enjoy the show Jasoncat, when free? I still owe you a Starbucks drink Lol. I'm just a teaboy, when no guests to serve, then will kpc and blow water here. I agree that talking personally to the SA may not get the answers as some of them are new or not being briefed the updates or they are not in the loop of communication/ update. I think talk to right people or use the right strategy is important to get (most, if not all) the information we want. I still believe that the voice from a sufficiently large group is stronger than one. Perhaps when the buyers gather together later, whether pre- / upon / post- VP time, then they will know better what needs to be done next. Ah about the coffee, any time lah - maybe when you want to bring kicimeow to have a tour to your precint and your unit then

QUOTE(investor01 @ Nov 20 2016, 09:13 PM) Quite disappointed finding out that there is going to be one bungalow in whole of Tenderfields. The show unit currently under-con will be permanent. It will certainly look odd to suddenly have a single bungalow in a row of semi-dees. Previously was told the show unit will be demolished for semi Dees to make look standardized..what happen to that plan? Plus previously we were told that tenderfields will be only semi/cluster home precint in EM. Now they are building in other precint such as stoneridge. Haih.. Thought EM would be different.. The show house of Stoneridge under construction will be permanent there then. Stoneridge would have no Semi-D, only Noblegate will have (other than Tenderfields), so it's still deemed quite limited. Also can imagine when Noblegate is launched the price would be quite high then - so Tenderfields SD subsale price should rise in tandem.

Well this may or may not excite you but just for sharing... (pls don't ask me the source). The garden area right after the entrance near the roundabout area should be carpet grass, other public area outside the houses (next to the house wall) should be carpet grass. The garden between the 1B and 1D area should be cow grass. IF I got the info correct... This post has been edited by Jasoncat: Nov 21 2016, 12:18 AM Attached thumbnail(s)

QUOTE(quicksilver9832 @ Nov 21 2016, 12:58 PM) think majority of us are willing to wait for a official VP before further substantial concerns - give EM benefit of doubt first ba, after all, time of verdict is not far off Btw, afaik, EM will make a short video on Gentlebre and Cradleton when the precints are ready for VP. As for Eco Botanic which is the 1st project of EW not sure why no video made. Different project team with EM so no idea why.

QUOTE(jadeKL @ Nov 21 2016, 03:03 PM) generally 15% of the house price for renovation (move in condition) should be ideal figure to make your dream house Leng Leng already I remember there was an ID talk organized by EM. The speaker said allocate about 25% - 30% of purchase price for the ID if wanted to make it like a show house

QUOTE(LTFan @ Nov 21 2016, 06:28 PM) Meow gor, you have any info for Tenderfield ? Are they using cow or carpet grass ? Hehe... I kpc until like I'm a Cradleton buyer instead... Shall be a mix of cow and carpet grass as well. Garden area between 2C and 2D shall be cow grass while the area around the roundabout shall be carpet grass. Should be similar arrangement like Cradleton. This post has been edited by Jasoncat: Nov 21 2016, 11:57 PM

QUOTE(fumiseki @ Nov 23 2016, 06:56 PM) guys , would like to ask credleton owner here , how much u all pay for TNB deposit ? and how many months before it start collecting ? Due to TH start collecting our TNB deposit RM1.3k (VP supposed to be end of 2017) , anyone can share your experience is appreciated. QUOTE(Diver Lim @ Nov 23 2016, 07:09 PM) Amount about the same. Says VP Jan 2017, it should be 5-6 months before VP. I understand tgat Tenderfield collect even earlier ftom VP date, maybe can confirm by bro Jason. I just paid both TNB and Syabas deposits totaled RM1.33k in early this month. My precint expected VP is in 2Q17. So timing wise is about plus minus 6 months before expected VP.
