Was delivering a couple of mechanical keyboards to a /k/ tard living in Bangi Avenue, I thought it would be near McDonald's PKNS in Bandar Baru Bangi. doh.gif

drove there, drove really long and finally reach in the middle of nowhere, everywhere empty land, with new houses being build/already finished.

found the buyer, fancy shmancy 3 stories rumah teres

but very quiet, still too new i guess.

I asked the buyer, how much he bought it for, he said didn't buy, but renting, RM1250/month only.

fuaarrkkk i live in single storey terrace house in cheras selatan also i know my neighbours all rent out RM1k~1.2k for normal lot (subsale price just under 400k, prop age 26 years). vmad.gif

but that bangi place is really in the middle of nowhere shakehead.gif cannot do work from there

actually supposed to be postage, but class finished early and he sumbang duit diesel so i was like y not, I drove from kl sentral btw, then balik rumah wa lo in cheras.

P/S: my cheras is not KL Cheras, but closer to Kajang cheras.

I know this place..u know why rental is cheaper?. Because the location is remote liao. Nama saja bangi, but to go out to town is a bit far.

My sister semi D at Bandar Saujana Putra also rented out for RM 1250.
My neighbor at USJ also renting at RM 1k+ for a kecik unit like mine.

thankfully i no buy 4 investment lol, got 1 friend buy n stuck cannot rent
RM 1250 is cheap liao, my friend want to rent out at RM 1200 3 storey

many people dream2 want rm1500-rm2000 for a small soho. Because of this i always thought my house sewa(2 storey corner lot) rm1000 veli cheap.

same cost with postage... postage for a mech keyboard costs RM15 inclusive of stationaries, and 20 mins of ur time wrapping the damn thing properly.

Why owners chose to rent out at RM1250 when the cost of maintenance and refurbish might cost more than 2 years of rental in the future after tenants moved out

and minus the smell of new house

If they need that money for only partial of the monthly installment, that's really bad

House got dirty worn out. Didn't earn much after deducted the cost of maintenance

Finalizing to buy there too, but for own stay.

But yea, been asking around, the rent is merely RM 1.2k per month for 3 storey. End lot summore (extra parking lot)

I think is normal

Last year my apartment area rental can see increase

But this year, rental go down, probably coz nobody want to rent for so long

So owners decided to get something rather than nothing

Lesson is dont buy property is screwed up place. Always buy in good well established place even though its expensive but u get to get good rental and easier to sell nxt time.
