True, for individual title I believe we need RA as the only associate to represent resident voice and demand.
RA for individual title will play role just like JMB for strata but with limited power.

I think your jmb should look into sinking fund for facade maintenance.

you should read how landed strata different with high rise strata. For landed strata, maintenance fees or sinking fund will not cover any damage or wear and tear for roof & facade. Even fire insurance need to pay individually.

My experience 1st AGM in 2019 only 10% entitle to attend, another 90% are defaulter.
only half of (10%) entitled resident attended the AGM. The rest just ignore or event don't know existent of JMB.
2nd AGM in 2021 (no AGM on 2020 because of MCO) 20% attended because its online AGM. hahaha....

Maintenance increase 200% within 10 years is quite high. its possible if u lived in apartment. so many thing need to maintain. Lift, facility, gym, landscaping, etc.
There must be a reason why JMB increase the fees. but bear in mind, the only way to increase the maintenance fees is thru AGM or AGM which require majority vote from resident (cant remember either more than 50% or 90%).

For landed strata depend on developer and landscaping. maintenance fees rank as follow

1. Eco Sanctuary
2. Tropicana Aman
3. Rimbayu (Wisteria)
4. Gamuda 257

i have experience 7 years living in landed non-strata.
my left neighbor reno porch. few months later my right neighbor reno.
lucky me don't need to built wall but left and right different design and color. suka2 hati reno and and paint make ur taman so ugly.
people park at roadside. 2 ways route become 1 way. even your arsehole neighbor might suka2 hati park in front ur house haha..
neighbor's cat poops on ur yard everyday. not to mention all nuisance from arsehole neighbor. tongue.gif


for me better pay a bit for better environment and peace of mind.

not sure coz i dont have experiance lived in landed strata. But now i stay at apartment and i found that strata law very effective.
small nuisance call security settled. people dont pay maintenance block access card. people park at inappropriate place call security clamp.
JMB very powerful haha..

yes it is.

RM0.15/psf (land area) including 10% sinking fund. This rate same as Gamuda Cove
