There goes the "un-maintained" greenery

It's a trend now to build high rise (>15 floors). Not sure whether the developer takes into consideration on the earthquake factor.

This project is called 216 Residence.
To be built on a tiny land, less than 1 acres.
That place is a slope...dun have the developer's info...selling at RM570++ psf. Maintenance RM0.3 - RM0.35psf.

That place is very jam in the morning...got a few schools there, got few more condo WIP in Kuchai Entrepreneurs somemore...good luck to the residents there

Location is quite bad. Surrounded by old shophouses and beside is low/medium apartment (not well maintained).

Also, facade is very apartment looking.

tis is more common that you thought.

lucky if developer has continued paying title or has done title transfer....

kalau tidak.....you cant sell or transfer title of the apartment, lagi jialat..........kepala pening de......

and often, authority mau the entire block owners to pay all outstanding assessment b4 they will transfer the title.......and this also is hardly happened.

the low cost flats i mentioned are those near Palace Court Condo one...if u go to parking floor, many sewerage pipes leaking and potholes everywhere
Palace Court Condo masih ada some units not sold yet.

and Palaca Court Condo punya facade is nicer than this 216 residences biggrin.gif

It is a tiny triangular land with proposed 10 units per floor ranging from 600sqft++ to 1,000sqft+-
but the weird thing is, based on the OSC portal, the last approval was "Pelan Sanitari" applied in December 2016 hmm.gif

i had viewed palace court internally, the workmanship is so so only, i would say below average for common area.

Also, there is lelong unit for Palace court now.

I dined at the Goon Wah restaurant in those shophouses some time back and saw a hoarded-up site when I drove out by the back road. The notice board up there mentioned commercial buildings at that time. Didn't realise that this is what is being built there.

From my experience there, that main road where the shophouses fronting it is prone to double-parking and not very easy to enter or exit. Wonder how those Palace Court condo folks endure this kind of congestion whenever they need to go in/out.

The other way is to do a U-turn below the flyover and enter from the road that is connecting this project to avoid the former.

for this project... greatest issue is developer je... who is that and whether they are reliable to complete the project or not and workmanship how.... nearby there another project consider abandoned already.... see if u guys still dare to enter into purchasing prop with unknown developer....

Developed by VIZIONE BHD a listed company in the KLSE. They do good work in infrastructure project.

This is their first residential project. Completion of the project should not be an issue.

higher plot ratio more worth it... shoplot may not sell well at current climate also... and then alot buyers also concern downstairs shoplot not manage by mgmt sendiri... security issues

Commercial title means development of shops office and residential.

Traditionally value of land is higher than residential.

Thats why servis apartments cukai tanah more expensive

Unless

The land original usage was residential and developer converted it into commercial hence no requirement for commercial shops.

Not really leiii... If commercial title, maintenance will be a lot higher.. Imgine all those electricity on corridors lights and aircond at lobby etc need pay double or triple of residential rates? Same goes to water.. Easily become the top 5 expenses in managing a condo... If no shops, then no need use commercial title... No one like high density if possible... true bro... buyers point of view... reli no point buy a commercial title apartment... this i also agree... but in KL... if u wanna buy pure residential title project... only those with rumawip are pure resi.... the rest are all service apartment... developer wan higher plot ratio by converting it to commercial under HDA.... and for these 3-4 years... i think alot projects under kunan time will be under service apartment as all developer happily do it under his reign... so be patience until BN era approved projects all cleared off finished launched and sold... maybe the new dbkl will start roll out more pure resi projects...

lol... maybe alot are resi land convert to commercial for plot ratio je... so never build shoplots below.... the birch, this haruka and citizen 2 are some of the examples...

those bumi majority locations may do well... like skyawani 1 and maxim citilight shoplots very vibrant... but restrict to those at ground level only... the second floors all dead... haha

Kuchai area not many land left. Remaining land most probably will use it for high-rise development. Kuchai still a place you can see more blue sky than high-rise.

Yes no doubt that the completion date should not be an issue for this project.
But this is not their first residential project, they have completed Nautica Lake Suites in Sunway South Quay, Sunway Gandaria Bangi. Others than that, the main con is mostly on affordable house and landed house.

Personally no confidence on the Kuchai East as the project is stop development for one year and just resume recently...... how could they complete 40++ floor within 1 year ? the workmanship will be GG ?
However, for the developer of this 216. they dont really have lot of completed record for residential condo previously but ONLY 2 Sunway Projects.... Since Sunway is hired them as main con ? Their quality should be fine ?

Price per sqft is cheaper for Kuchai East compared to this 216. 216 is selling 620psf but Kuchai East is 573 ....
But this is only 216 units? so that the reason the price is slightly higher ?

Why i will choose this ah ?
Some reasons:
Low Dense (Which might pros and cons, resales better ? Maintenance still fine as the facility is soso, personally dont focus on facility also)
Location Wise ? Near to Kuchai, OKR, Puchong and City Area but in their commercial area so not so packed.
Nearby got new MRT but need to take 2 stop by bus to there
Purely residence, no commercial lot.
Price wise still affordable gua ? 620psf....
Package is nice, PF, Cashback.
Layout quite practical ......

But the cons is developer as not so reputable .... but they are listed companies and many past records. So far their records quit nice just they dont have much experience in Residential, they only have 3 past records on residential as main con for Sunway property.....

This is my view la . hahahahah
Maybe you can share me some good tips about Aspen ? i will consider too as they are same size.

The taman u mentioned is surrounded by a wall or french thats why you need drive or walk to their entrance then only can pass thru the taman and reach the MRT.

they are building new road to mrt, you can see using google map satellite mode, there is some shape already, distance is 1.5km using new road; as i asked m oscar agent they say will be a back door to walk thru taman to mrt, but not sure aspen will did that

Platinum arena a ? thats one cannot la . that area so high dense and comes with so many commercial shoplot under its condo. all new development there comes with shoplot. are they going to build a little township there with so many shoplot under the condo ? i think there will be about near to 100 shoplot there, as there got 4 dvelopment ongoing. total units will be close to 5k units. I know it is cheap la for Platinum arena.

bro, i am concern about the developer....
they are not mainly on residential development for their past records... they are more on rumahwip, infra, commercial building. basically, they only have 3-4 residential projects last time which all under SUNWAY.
not sure how their workmanship since this selling 620 psf in kuchai lama, but i have confidence on their completion, this is listed company.

Well, if you on the company, they are planning to move from main con to property developer, so if the company is keen on this move as their company direction, then their first project can't be too bad right? They needed good repo for the subsequent residential development in the future.

But looking at the density, location, etc, I think each category complement each other?

Well just my thoughts and why i head ahead with last year.

this developer give me little confidence when i saw they are main con for Sunway Property (2 Condo and 2 Terrance house) last time.

But all the while they are developing rumahwip, this is what i seen from their completed past records, so i dont know how they transform their workmanship into condo.hahahahaha .. Sorry, i might over worry and this is the things we cannot control as well.

I think you could contact the developer directly . Visited the hq showroom last month. They left a small show office at ground floor to show their finishing like flooring and tiles. Was offered free documentation fee but have to bear the stamp duty. A-bit turned off with the package .

SA was chill and friendly , trying her best to answer the question . Left a few units.

Quite nice condo but quite jam area... 5 years back I can still smoothly use the traffic light, now after work, 6pm-8pm, don't consider to back home, you will regret your decision.

Need to wait for Kuchai Sentral completed to have better connectivity walkway. Mrt2 not near, can take shuttle bus. If can walk still doable.

It a very subjective thing, but in my opinion for the selling price of 500k-600k (excluded penthouse), the facade is not even close to ugly nod.gif

Earth tone is not too common for local residential developments, it somehow relates me to NYC condos as below:

The difference is very pronounced if you compare the actual thing to the artist impression from the developer. Looks like the developer has cut corners to save on material costs. The building looks like low cost flat from the exterior.

Hilarious name to go by the number of units. Do developers not have any imagination nowadays?

This could become a trend with M Vertica changing to 3600 residences with the number going up each year.

Don’t mind the brown stone facade but if it’s sprayed on then it looks like crap.

Looks ok to me actually. If they were to paint the whole building white it definitely will look more like a low cost flat

also can see they are not done with the facade yet, will look nicer with some plants

Hahaha chill bro. Artist impression is just a marketing tool to attract buyers, it is actually very difficult to get paint with colour code looks exactly as 3D rendering.
If façade really matters to you, you may check out Est8 (though I have a huge doubt whether they can create that impressive effect as they portray in sales gallery)

Location really ok.👌 Although surrounded by lowcost flats. Especially when Kuchai Sentral completed can easily access Kuchai most happening commercial area the Chinatown Street.

But building facade color really off.... 🤢
