it's further in, close to Sri Johor flat. In between Vista Tasik & Indian temple. Block A (rumahwip) & Block C just next to high tension cable. all 3 blocks have their own compound.

Rumahwip: 818sf 3 room
Condo: 1219sf 4 room, 1050sf 3 room

IT's about 1.5 km to 2.0 km away if the location of this new development is near the Sri Johor flats along Jalan Jelawat 1 (opposite of the road is a Masjid).

There is no more land near the LRT to develop apartments. The roads near the LRT are already congested as it is during peak hours.

One block is RUMAWIP, nearest to pylon. The RUMAWIP is targeted at the RM300k upper segment (RUMAWIP aso got categories one).

Two other blocks are private condo targeting the upper end market segment for this area. I think its quite tall as well. Separate facilities, separate boundary and perimeter, separate carpark podium.

How is Suasana Lumayan's occupancy? Seems to be rather low I think although the apartment has been completed quite some time ago, about 1 year or more?

I think competition is high at that area as there are many low to mid-end apartment and condos there, some old some new. Most have low occupancy rates especially the new blocks as people buy to flip. The new blocks of apartment just further ahead of Suasana Lumayan, selling price when new is about RM220-230k, When the building is completed, owners are selling it for about RM450k now I think.

Personally I think RM400k +/- is just about right. The occupancy rate at Suasana Lumayan (and also Astana Lumayan) is quite low. The high-tension cables that are close to some of the Suasana Lumayan blocks is one factor apart from the high advertised price of RM450k that caused the low occupancy rate. From what i heard, Astana is low density only 200+ units, Suasana is high density + HTC. Astana launched 200k+ selling 500k+ but Suasana launched 300k+ selling 400k+ now. Astana no empty units now. So you can clearly see Suasana is losing out with HTC + high density. One downside of Astana is higher maint fees due to low density. It's RM300+ every month icon_question.gif

Actually both Astana and Suasana Lumayan have their drawbacks. Astana Lumayan is actually built on reclaimed land which is used to be an oxidation pond. The ground of the Astana Lumayan is slightly lower than the main road level. Suasana Lumayan's drawbacks are the high-tension cables and high-density.

Astana Lumayan's access is slightly worse than Suasana Lumayan as the main road is jam-packed with cars parking at both sides of the road. As the result, only one vehicle can pass through the 2-lane road due to cars which are parked at both left and ride sides of the road.

I don't think the launching price of Suasana Lumayan is above RM300k. It is RM220k to 230k the last time I checked when they first launched the development.

Location looks strategic as well connected via the major roads that link to the major towns. Went to check out the site the other day, before the low cost flats and htc is still alright - very quiet and full of greens along the roads

I passed by Tasik Permaisuri earlier today and noticed some buntings for Rumbia hanged at lamp post.

Also I think they had a huge billboard for this at Federal highway

What's the status for this project? Anybody know?

Not bad for a phase that is located close to the htc. But Akasia's distance is much closer, tho.

If I'm interested in this project, I'd rather wait for Ixora as that phase is located further away from that htc.

Hi Future Neighbour,

I just bought a unit there as well. Will sign SPA tomorrow. I like the layout design which make it really spacious the location as well as the density of the property. Of course the price is more expensive but if compare to the nearby vis-a-vis new development, this project is still consider cheap. Anyway, it all up to the buyer preference and criteria of purchase.

went to Ixora showroom..only lower floors are up for sale..higher floor they haven't open for sale yet.

low density ..321 units only, up to 4oth floor.
No balkoni, just like Rumbia.
but facilities more superb than Rumbia e.g sky deck, olympic size pool, infinity some more.
view KLCC or tasik

Whoever bought Rumbia , some unit will be block by Ixora, lucky who buy ixora.

location is good...separate entry from the Rumawip..and ixora is further dalam entry.

they have 3 or 4 rooms.
whoever bought 4rooms, they will have sort of walk in closet, the wardrobe is in front of the bathroom door.
ceiling high 11 feet

heard they're going to build a connection to LRT Cheras and developer going to make the lake accessible for jogging.

Too bad with 600K plus pricetag, they don't install INTERCOM.

Yes it is without balcony but the wall replace to sliding door. It will have a grill on the exterior. Meaning it is an optional where you can open the sliding door to enjoy the windy biggrin.gif

Hi, has anyone heard of Nikka City Sentral nearby Salak Selatan LRT? Comparing to this one, which one is nearer to HTC?

Nikka City Sentral is far away from 20~30m to Salak Selatan LRT station and HTC.

Nikka a lot nearer to HTC, its literally in front of the building itself. So scary for units facing HTC.

I went there to survey but didn't even come down from my car. Couldn't believe authority can approve the project.

Luckily I saw the HTC nearby the Nikka City, the agent keep telling me it's very far away. But I'm not sure this Ixora still considered as safe distance or not.. Really like this location sad.gif

This kind of agent that tells blatant lies really spoils the reputation of the whole industry... I have read through many research on HTC, but the results vary quite a lot, some say 200-300m, some say 600m, some say 1km.

If you really like the location, choose units that are further away from HTC, and better if there is a tower/many units between your unit and the HTC. That way most of the electromagnetic waves would be blocked already.

Hi, anyone know the maintenance fee of 0.35 per sq ft for Ixora including sinking fund or not? Find the maintenace fee a bit high comparing to other projects.

We already have a Whatsapp group for Rumbia (Ixora & Akasia please don't PM me)

We want to bring together with all the owners to respond that the developer didn't painted the car park podium issues.

They think we're accepting if we don't respond, please come and see our home, the unpainted parking lot is uglier than the rumawip next door.
