 Enclose Balcony for Condo / Serv Apt, Want to ask

Are we allowed to enclose balcony for condo / serv apt in Malaysia? Understand that it will somehow affect the exterior look & design of the condominium (if I were the only one).

I did saw some units of condo in setapak did it, but guess it depends on approval from management too

as far as I understand, is not allow... only allow to add grill and full width window only...
your building management will provide you more accurate answer maybe..

Seems like the word Enclosed is not clearly defined..

IMHO a having full width window does consider as Enclosed since it seals off balcony from outdoor elements.

I've seen low rise apartment did all these full width window thing, but not for high rise thou.

Yea I am actually considering the available options and full width window is one of them.
Another option, might just use blind (a cheaper option). Blind surely allowable, right?

yes thats the best way but if yours is a new condo, 99.9% they sure wont let you
how do you plan to enclose it? glass? glass with frame? glass with frame that can open like windows?
frameless you might get away with just doing it without consent

I have the same feeling. The idea is not firm yet but I will assess pros and cons for each of the option then baru decide.

Typically, this isn't allowed by the Management/JMB. Especially so for new condos which have not been issued individual strata titles yet. Apparently, it's been said that it may affect the application process when random inspections are carried out by authorities when application for the titles are submitted.

I've seen some units of the low - middle end condo did it. Higher ends condo usually have stricter rules and guidelines, even exterior paint on balcony also must follow same color. It is best you check with your management or developer.

Any photos showing the "modified" balcony?

Erecting a brickwall on the balcony edge is certainly not allowed. Iron grilles on balcony may be allowed but it will ruin the looks of the building. Imagine different owners erecting iron grille of different designs. If purely a piece of glass, then that will not affect the looks of the balcony and may be allowed. But the workmanship must be good so that the glass won't come loose and fall off from the balcony with time due to weather and strong wind.

No la, not with bricks. I still like the view but I just wanna enlarge the current space. So by having a full width window might be the best solution. Not sure how much it will cost though.

Ha haha paiseh paiseh... maybe you can take the current measurement and refer to nearby window or aluminum shop for pricing.. or get them site visit to do it for you.
