 Reconstruction of double storey house, Budget RM per sq ft?

Hi all, i am thinking to do a major renovation of a double storey house which i think i would need to tear down and reconstruct. Anyone has any experience could advise me what is RM per sqft to build an average house not fancy but just renewal purposes in klang valley area. Thanks

You may have to show the architecture drawings and the building foot prints dimensions. this may affect the per sqft price.

give or take you may use RM100-180psf depending on finishes.

RC roofing very prompt to leakage de,,,,,

no doubt looks nice.....and need super workmanship to make sure its air tight.

Hello there. I just did my house renovation with a malay guy named lufties [company kulit tangan trading (opened cheque to this co)]

Highly recommended.

Details of reno,

Tearing down of entire 2 story house in PJ 22 X 75- RM 12,000.
Rebuilding of entire building 4 rooms 3 bathroom- RM 92,000
Wiring, grill and gates- RM 28,000.
Lights and fans-RM 5200
Majlis licensing-Rm 2800

All raw material are supplied by him and his workmanship is good.

His materials are dirt cheap because they own a factory manufacturing these items.

If he ask who reco say it is Isaac.

May i know your cousin's unit is it corner lot?

Previously as i know we can only add up to 1.5 storey for single storey intermediate house, But i saw few units at my area already completed rebuild from single storey to 2 storey intermediate unit.

Still thinking want to rebuild it or not. I like my current place and access and wish to continue stay here.

The house is too old 40 yr old. Leaking here and there. Location good so thinking to reconstruct. Not entirely pull down. But is major i guess if u know what i mean.

I always advise ppl. Buy some old pj terrace. Renovate to ya liking. Voila, nice house in a superb location without breaking d bank! Why ppl complain soo much...?

no one complaining but is the bad neigbourhood. because old taman mostly poor planning last time. now they cannot set up as guarded community.

u refer those in pandan indah u know what i mean.

u can rebuilt how fancy or luxury as u like but u unable to upgrade the old and existing poor security and safety in neigbourhood.

PJ very famous with mob, break in, fierce dog neck bite to death and etc.

u see?

leasehold why not? in pj seems not that expensive to renew lease. if you get a nice unit for example in section 14 pj and renew lease to 99 years then renovate nicely should be comfortable for living or sell a few years later for profit

Am not demolish the whole 24x75 double storey but consider nearly whole just left the internal rc slab. Rebuild with 4 bed 1 karaoke & 5 bath at cost 650k move in without brinf anything. After reading all the comment about the cost hmm.. Am I at the high side?

I did a tear down, 22x80 and built 2 Storey (2500sqft - 5 Bed, 3 Bath), 250k excluding furnitures

650k is definitely being ripped off

100psf for a kosong rebuilding is fair cost with acceptable quality in materials.

Hi all,

It is now 2023, I am wondering if anyone can share and update on the cost of rebuilding a double storey terrace or corner lot in PJ area?

I am assuming that post covid there must be some impact on material cost. Probably even service charges...
