Developer: Can't really comment as I've no experience with these names yet. But what I can say, if jkg wants to make their foray into klang valley a success, they must not fail their flagship Era project first. It's all about reputation...
Investment or rental. Tough to make a comparison. But I think yield wise, if the mrt 3 and kl metropolis does happen, era would bring better yields. Likewise on capital appreciation. This is given their closer and proximity access to Jalan Kuching key amenities.  agreed on most of the points... and the era is freehold vs dutapark leasehold... pricing wise it doesnt seems dutapark is justifiable though for leasehold condo selling quite similar pricing to the era... and appreciation.... freehold condo have more space for appreciation than leasehold over the years....

The road leading up till the condo are filled with cars on the sides and sometimes it will spill out unto the main road. actually if the surrounding of a new project are mostly older condos which built maybe 10 or 20 years ago... u can be ready to accept there will be alot of roadside parkings+ double to triple layer parking... all the old condos only comes with 1 internal car park and maybe another 1 parameter car park and the unit sizes those days usually quite big... 1200 sq ft and above... the best example will be jalan midah 8... most of the condos there more than 10 years... the roadside parking creativity there has proven that msians are indeed very creative in squeeze out parking space...
