There are many news lately about short rental like airbnb, Penang airbnb is under serious issue with the local authority.

Renting out your condo anything a month or less is illegal and against the MBPP law.

Not sure about the issue in Penang but according to the news, the local council already taken action on 3 Condo and also YB Ng Wei Aik mention that renting out 1 day, 1 week, 1 month is illegal.

i think the residents are against it.

my friend rented a 3 bedroom condo above PTS back then when we attended a friend's wedding, when we 'check in' there is this ang moh very unhappy and kept telling the owner that she was not allowed to do this.

They even followed us up to the unit, i suppose to jot down the unit number

Wow! so I think is illegal to rent for less then a month else MBPP won't just simply take action.

To fully regulate Airbnb is still a very long long way to go. Many people don't even understand how the system works.

How airbnb screws with the system is..

Lets say a normal soho would be rented out at 1k a month. But on airbnb if it was rented out daily at 125 a day. The owner would definitely earn much more using airbnb.

The problem this causes is that as more people rent out for airbnb for the larger money. It causes property prices to go up cause people are buying properties purely for airbnb and rental prices go up as rental areas are converting to airbnb cause shortage of areas.

There are a few studies on this online. But the bottom line is the area of people getting screwed over are the middle class. As in the long run properties will be too crazy expensive as 1 rich man can buy 50 properties just to run them on airbnb.

i dont think its about property price...
in a free market, it will regulate itself..
all convert to airbnb? surely the price will go down...not worth it..
then rental price goes up...people convert to yearly rental again...


i think its more about registration and regulation...
security reason..
and it should be under tourism ministry...
must have audit...for good rating...

if there is any criminal action happened in the property, how?

Forgot about that part. If not mistaken if anythung happens to air bnb tenants they are not covered and etc
