Price is about RM1600 psf.
Total units for residences and hotels are 326 units and 200 units respectively. All hotel units will be facing The Gardens. There will be a proposed linked bridge connecting to The Gardens.

Booking Fee is at RM10,000. Just booked a unit.

PETALING JAYA (June 28): S P Setia Bhd will be unveiling ViiA Residences at KL Eco City in August, said the developer in a press statement.

KL Eco City divisional general manager Tony Ling said the 40-storey ViiA Residences offers 326 units with built-up sizes ranging between 650 sq ft and 1,300 sq ft.

The leasehold residential development is now open for registration. However, he did not disclose further details of the development.

ViiA Residences is part of the 25-acre KL Eco City mixed development which is situated along Jalan Bangsar and will be connected to Mid Valley City and The Gardens via a pedestrian link bridge.

“ViiA at KL Eco City is surrounded by green office buildings, over 3 million sq ft of prime office space, a 200,000 sq ft bespoke retail mall and a unique two-tier internal road system, making traffic circulation highly efficient,” Ling said.

In anticipation of the launch of ViiA Residences, a mobile gallery will be making its rounds in the Klang Valley to give the public a sneak peek of the project.

The mobile gallery started operations on June 17 and will operate until Aug 23, showcasing the project at Starhill Kuala Lumpur, The Curve Shopping Mall in Mutiara Damansara, 1Mont’Kiara Shopping Mall in Mont’Kiara and Nu Sentral in KL Sentral.

“Smart investors should take this opportunity to find out more about ViiA Residences at the various locations mentioned for special promotion packages while enjoying delectable canapés and gourmet coffee,” Ling added.

I booked the smallest unit facing Gardens. AFAIK the units facing The Gardens is only from floor 27 and above. The rest were taken up by the hotels.

As for the hotels, it is not confirmed who will be managing it. Either a reputable 3rd party manager or Setia themselves.

This unit is for investment. AirBnb is very likely though until the price is right perhaps. tongue.gif

625sf, 1 bedroom. RM1M. It's under Setia's BTS 10:90 scheme. Personally, I think this is the next best thing to DIBS.

625 sqft x 1600 psf = 1m

how many years to recover 1m ?
assuming every month generate 6k rental. require approximately 14 years to recover 1m (not including interest)

1m investment workable ?

Do not concern much about number of years to recover. A 650 sqf unit = 1m x 4.5% p.a = monthly 3,750 + 390 maintenance (0.60 sen psf)

That's a break-even-rental RM4,140 for 1 bedroom unit with standard Setia freebies (not fully furnished).. Is it doable?
Perhaps if all those offices are taken up, maybe there is a chance.

My guess is discount will be given but only during VP..
existing setia buyer will entitle 1% off under their scheme right?

As of now, no confirmation yet. I booked because there are some small available units left. ::kiasu:: tongue.gif
But based on previous experiences, 2-3% were given. This BTS 10:90 is still a new scheme, I guess the they give some good deals to attract more buyers.

I was there today again, the smallest units, 652sf left abit only. Maybe 2 - 3 units. I'm an investor and also an agent. Others may PM me for more info.

652 sqf unit is nice if face south / federal highway. Facing north is direct facing office block.

I think their 1+1 800 sqf low floor is better becoz half of the block in hotel. Meaning each floor only 6 units. High floor is 14 unit per floor.

They are having Raya event today. Chef Wan demo cooking.
Lunch provided and not bad from the looks of it.

Showroom open for viewing. Not as impressive as BBCC show room. I prefer BBCC ID more.
Not much promotion. Only 1% early bird and 2% rebate during VP and 2% loan incentive (if secure loan within 30 days after signing SPA).
Overall max 5% discount. 1% initial and 4% VP
Selling price 1500 psf before discount for low floor 1+1 bedroom type.

KUALA LUMPUR (Aug 9): S P Setia Bhd plans to launch ViiA Residences at KL Eco City, Kuala Lumpur, by end-August at prices starting from RM1 million.

According to KL Eco City divisional general manager Tony Ling, the leasehold serviced apartment development, which carries an estimated gross development value (GDV) of RM450 million, will offer 326 1-, 2- and 3-bedroom units with built-up sizes ranging between 650 sq ft and 1,300 sq ft.

“The selling price averages RM1,600 psf, which is a new benchmark pricing for such properties in the Mid Valley and Bangsar areas,” he told TheEdgeProperty.com.

ViiA Residences is S P Setia’s second serviced residence in KL Eco City. S P Setia launched the first residence in KL Eco City back in 2012. The 708-unit Vogue Suites was sold at an average selling price of RM1,300 psf. It has since been fully taken-up.

The 40-storey ViiA Residences is part of the 25-acre KL Eco City transport-oriented development (TOD) which features pedestrian link bridges that connect the residential towers to the light rapid transit (LRT) station, Mid Valley City as well as The Gardens shopping mall.

The project is surrounded by grade A office buildings, a 252-room four-star business hotel, three million sq ft of prime office space, a 200,000 sq ft retail mall and a unique two-tier road system.

Ling noted that in future, those who stay or work in KL Eco City could have access to the LRT as well as KTM stations and malls within just a 10 to 15 minutes’ walk.

“We are targeting high-income young professionals aged between 30 and 45 years old who want a vibrant city lifestyle and are looking for a home in an integrated development which offers various facilities and amenities within walking distance,” he added.

Construction will begin end of this year with expected completion by 2020.

Meanwhile, S P Setia has offered the public a sneak peek to ViiA Residences through a mobile gallery which has been making its rounds in the Klang Valley since June 17 and which is expected to continue until Aug 23.

Ling said via the mobile gallery, the project has received overwhelming response from the public with 3,000 buyers having registered their interest.

On future developments within KL Eco City, he noted that there will be two more residential phases and a 42-storey office block — the highest tower in the integrated development — which are all slated to be unveiled next year.

Airbnb should be ok since it's same building as hotel. As Long as price cheaper than hotel. Fear is no hotel operator take up and Setia will eventually convert it back to residential..

It truly is such a disappointing product. Only the views are nice. Fittings and facilities are poor. Viia is a notch below in terms of luxury etc during positioning, cant imagine how it would be upon vp.

Anyway this ecocity offices are truly struggling with rentals falling below 2.5psf with minimal enquiries.
