Not sure this is the right forum or not, but just a quick question, do tenant need to replace all the broken light bulb when they move out?.

Yhe condition is as below;

There is a lamp with the original condition having 2 bulb, but when they move out, there is only 1 bulb working. Do they need to replace that one?. And there is other lamp that is totally not working, with the base almost torn apart, do they need to replace that one before moving out?. One more lamp, is actually working, but the cover is broken.

One more thing, if the sink is leaking, do tenant need to repair it also before moving out, or it is the land lord reponsibility.

Do tenant need to return the house the way they received it initially?.

Please advise on this if you had any experience as a house owner before.

Yeah, i need to check back the agreement. As i see it is not fair for me if the tenant leave the house like that. There is no major repair needed, just the bulb, mostly is not working, the sink is leaking, and the curtain rail almost fall off.. and one more, the wondow handle also, some of them had broken. As i am also renting, for me, if i am.goimg to move out, i will repair everything first before giving the keys back to the owner.

Yeah.. light bulb doesnt cost much. I guess i need to repair it myself then. For the aircond, i think it is under the tenant responsibility to service.

Yeah, if 2 or 3 bulb should be ok, but if it was more than 10 bulb, I need to reconsider this. Haha.. there is also one light in the bathroom that was totally torn apart. That one i think i can charge the tenant right?. How about the window handle, i can charge them rite?.

I just go through the agreement and found a clause saying that the tenant should return the house in its original state. Does it mean the tenant should make sure everything is working as per during they start to rent the house?. Please advise on this guys.

Yeah, i did mentioned in my agreement that the tenant should return the house on its original state. But i didn't mentioned on what kind of original state. Anyhow, will talk to my tenant on this and see how. Btw, when my tenant move in, we did test on all the lighting, and fixture.. but no written prove in that.. haha

Yup, the abnormal wear and tear the owner shall borne it, understand on that. But for light bulb, as i said, if it is too much, then the tenant should borne it, from my understanding off course. Anyhow, i will try to slow talk with my tenant first on this.
