If it's true that trend continue with more people are moving away from the City and stay in Community neighbourhood with nature park and trails, mall, school, bank, hospital within the same neighbourhood. Example: Bukit Jalil, Taman Desa, TTDI, DPC, One Utama.
Nowadays, some Company allow more work from home and less travelling to office required.

Pertaining theme, try check out arte’s project . See you are okay with it or not. Pictures looks fancy but reality looks different.Theme might work for tourism spot, but not sure about home.
Personally I felt it’s abit uncomfortable to have a theme at home and the maintenance might be an issue.
If they didn’t maintain properly , imagine an outdated or old “theme park” .
Maintenance will be a big issue once JMB is formed. If a bit high cost, then maintenance fee need to be raised too. Whether local contractor can support repair and maintenance.
