There is no such thing as individual title with gng provided.

The term gng is for strata title property only.

Whatever provided in ind title properties are only meant for temporarily and renewal of boom gate permit is no periodical period basis.

The term gng is reserved for strata title poperty only where the jmb own any land outside yr house. Also responsible for internal roads lamp post rubbish collection and guardpost

For ind title there is no such provision
Yes residents can form own jmbn submit to local council but the approval letter is for 2 yrs and no permanent guard house can be erected.

Also subject to numbers of residents agreed to turn into fng otherwise certain guard controls are not allowed.

Also no law will cover the unpaid guarding fee if owner decided not to pay. At best you vcan sue him in civil court nia....which is costly and lenghty.

No laws are errected for developer to be part of the committes

At least i aplause the spirit of trying.

If can get > 75% of owners to chip in, its still workable. But as usual lah...even ppl that got 3 conti cars in porch also dun pay security fee of few hundred and all committes are volunterring their time for free and later kena scold summore.

wish you n yr commitees all the best. its just not easy to control. hope you guys will handle it right from the beginning.

btw did developer erected guard house n parameter fencing by now? if distress call from one of the houses, how to inform guard house? got cctv at guard house n perimeter fencing? all these harewares provided by developer already?

you will never get 99 yrs. at best is 97 yrs or lesser.

once parcel of landed is built, developer will need to break the master title into smaller pieces and apply to get individual strata for each phase. they wont be waiting for the entire master plan to complete before break up....

my knowledge. could be wrong. otherwise it will be another Damansara Perdana case......

As far as i know the land dept will revert back to 99yrs less time of completion, you probably will get 97 or 96 yrs.

Dun think developer is so generous to absorb the 3 yrs while its under wip.

But lets wait and see.
