That's why, even with smaller size, but not affected since is not measure by density.
Only Condo and Apartment (purely residential with no retail and commercial activity), is measure by density.
Havre is definitely by density because is resi land title and condominium status.

Under Zone A (MBPJ, MBSA, MBAJ, MPKJ, MPS..)
Maximum density for Condomium biasa is 60unit/acres
Maximum density for Medium cost apartment (Pangsapuri kos sederhana) is 70unit/acres
Maximum density for Low cost apartment (pangsapuri cost rendah) is 80-120unit/acres
In DBKL, it is not unusual for Developer via Town Planner to apply to increase the density in order to make the development viable, particularly to off set for higher land cost, building construction cost, local and common infrastructure costs, statutory cost..provisional for Rumah SelangorKU..and most importantly, their anticipated profit margin..
The only thing usually DBKL ask for is $$$$$$ (contribution) after their meeting and developers must pay the contribution (receipt) together with KM submission.
As such, one of the reason why the property prices getting higher is partly due to this additional cost imposed.
