Our condo just receive VP at Dec, and many issue is wait to be sorted out. One of the issue that i personally take into hand is the car park entrance of the condo.

I'm using motorcycle, and the card scanner is located at middle of slope, and is those old type need to scan at close distance type. So it is very dangerous for the motorcycle to go in as need to scan with my right hand, so my whole balance is depends on the right leg's brake. So a little slip on my leg, then sure will tumble down the slope.

So i email the concern to developer + management, and they moved the scanner to a lesser gradient slope instead flat surface just 1M away. Do note that only the entrance scanner is relocated, the exit scanner is still located at a very steep slope and any slip will cause us to hit the boom gate. Reason cited is the scanner need to be within 15M from the boom gate, and they dont have any plan to relocate anything because there are no designated parking for motorcycle and the whole thing is not designed with motorcycle in mind. They asked us to park outside of the condo, same with the visitors.

After checking the SPA, it is stated that the building car park shall be accessible for all vehicle. So based on the SPA, can i force them to relocate the whole thing? Do i have any case?

Dev will argue (a) built according to approved plan/SPA and (b) all vehicles can access the car park (just that motorcyclist will experience some difficulty).

In other words, like your motorcycle, you are going to have a tough time.

Get a collective agreement from all the motorcyclists that shared your view and table them to the Developer in writing or raise this issue in the first JMB meeting.

why motorcycle still need to scan?

normally guard will verify the sticker then manually press to open.

the card scanner / reader in this case can be placed wherever they want, depending on whether they are willing to do it for you. in other case they can actually opted for longer range reader that doesn't really require you to physically read your card at the scanner, a simple wave in the detection areas will do. Well, this is very less likely to happen.

newer condo mostly not bike friendly.

Mngt cant make changes just for u n few other bikers as it involves cost. Best way to do it properly is via JMB directive.

my bike was worst, got parts ripped out (stolen) in dedicated parking area. Mngt said Park at ur Own Risk.
