QUOTE(Geraldinegoh @ Oct 23 2016, 09:06 PM) For me, the L shaped balcony is great if one loves a small garden or perhaps decorate it with some comfy chairs to enjoy the view of Genting. I believe the balcony width is only 5'..... Not sure can swing a cat.....

QUOTE(| KENZO | @ Oct 27 2016, 12:00 PM) L shape balcony is good if the apartment size is huge enough, maybe above 1600 or above 2000 sq ft size. And the overall price is also the key bcz balcony is cheaper cost for developer to build. for this Hampton type C 13xxsq that comes with L shape balcony. you need to visit the show unit to appreciate it...or loath it

QUOTE(cherishcherry @ Nov 7 2016, 10:37 AM) is commercial title & residential use... what does it mean? electricity and water will be automatically be of resi rate or still need to apply to convert to resi rate? schedule H is just a protection under HDA regarding process and payment of building, cancellation clauses and penalty...I don't think it covered electricity and water rates.

QUOTE(Ice Ice Baby @ Nov 7 2016, 04:50 PM) Hey I dropped by last Saturday to view the show unit. Planning to book 924sf in these 2 days. Surprising the master bedroom is so grand for me. For me, I would say the entrance isn't an issue for me coz for own stay purpose, plus working at PJ area. Can escape from toll+ low density. Recommended 👍🏼 Not really low density lah.... But agreed on the mbr....rarely developer gives such a luxurious mbr these days...they rather squeeze in another room or two foe the size.

QUOTE(gks @ Jan 12 2017, 02:14 PM) I think combination of many factors. The absolute price >RM750K probably already eliminate 90% of prospect buyers in LYN (not disrespect to some SIFUS here). Coupled with Mayland reputation and unfamiliarity of CHD address, I believe partly contribute to mute response in the forum. My observation is many threads in LYN not many engaging discussion and most active threads are just chui sui so I guest it is all goes well whether got buzz or not in LYN. But pavillion bj sky luxe and others similar priced projects more chui sui...than this mayland project.... Haiz.....its ok.....not many people can find gem amongst the rock de....haha

QUOTE(yandebunena @ Jan 17 2017, 02:12 PM) foresta by them? i tot diff company anyway, how bad is it? i dont follow much bout these Foresta is JV between InP and Mayland. Mayland doesn't have good reputation in their previous projects...but their projects are still standing....just their built quality not up to desire standard...like water leakages in bathrooms.......as far as I know.....but still far better than Empire Mammoth. And this Hampton project they will engage CONQUES......maybe it will make a different......but mayland dna......not sure can change or not....

QUOTE(David_77 @ Jan 17 2017, 02:20 PM) I only bought one CONQUES home so far...and the vped experience is out of this world......thumb up.... very few defects (less than 10, maybe 5)....... but as in any other things in life.....after some times (5 yrs or more).....you can expect some repairs coming up. COnQues is the quality control from Singapore. if developer scored lowly in conques also useless I guess......

QUOTE(yandebunena @ Jan 17 2017, 04:39 PM) o, thanks, im newbie in buying house, let say i found defect before dp, i can ask mayland to redo? had a general/collecting impression from previous thread on mayland that they might not very responsible on these issue? if so, what option do i have. another 1, if the property deliver late, i can get compensation right? LAD? what is Dp? the project is under HDA, surely you can file complaint to housing tribunal.... maybe you should check out Foresta....tis is their latest completed project.... so far no issue of Mayland paying LAD. None that I am aware.

QUOTE(selinix @ Jan 22 2017, 10:39 AM) Saw the showroom and find it is such a waste they make the 1300sqft with dual key. If they do a proper 3+1 layout i think plenty of people will buy it for their own stay. Maintenance fees is at 0.45 cents! its compulsory by fire department that end units (where all of the 1300sq units sit) need to have second exit. but still I would have wished that the layout is better designed.....totally dislike the wrapped around balcony.....you are paying close to 100k for the useless L shape balcony (but gained one extra carpark).

QUOTE(lowyatan @ Jul 20 2017, 12:57 PM) yup, many feel that this project is nice, location is great for own stay. But i feel that there are no shops around the area, need to drive 15-20mins to nearby mall for shops. The retail shops located on ground floor is open for sales too, not sure any restaurants or grocery shops will be there. I would say at this stage, no walkable distance to get food.....drive....there are plenty of stalls at Perdana side lah........ also IF and WHEN hospital opened, surely there will be some eateries there.......and hope and pray EC will be opened in 4 yrs time....... actually there are plenty of malay restaurants near kampong Penchala also.....
