dunno wat it is.

water salt pool is replacement for normal chlorine treated pool.
got pros and cons.
but generally more pros than cons.
have to be careful of materials used near the pool. salt water is highly corrosive.
all steel needs to be stainless grade 316 and above (marine grade). not just ordinary stainless steel 304.
am a little doubtful mayland is willing to play ball to go all the way for all ancillary materials to accommodate salt water pool.

aqua gym. more like gimmick.
just some cycles and gym equipment submerged in a pool. not a fan of it too.

700 units over how many towers btw?
pricing seems good if below 750psf for small unit.

I think the main selling point is the location and whether you think it is a prime location for a condo or not.

Where most PJ newer condos have breached rm750psf.

Your consern on the salt water pool have trigger me to ask their SA further (kamchiong a bit since already booked). Was told by their SA that this project will be follow the Conquas standard. I'm just a ordinary person that don't know what the hack is it so the result from Google I managed to found:

got 3 segments of conquas
1. architectural
2. Structural
3. M&E

I am layman but correct me if I am wrong. material selection is not part of conquas.

Also a lot of developers when they quote conquas... it's only for architectural ie on paper wise..

salt water pool (by using salt mostly in your chlorination) saved money and chlorine in the long run. But the salt water pump is more expensive than normal chlorine pump.
No..they dun import sea water to fill your pool. Just by buying bags of salt and mixed with normal water.

Crystalised mineral also another newer technology that can add to the pool to make the pool looks nicer and crystal clear. But I am not sure what is the purpose of putting them into sauna.

The rest I agree.

Went to have a site study recently, found the belows:
1) Quite closed to the HTC along NKVE, measured from google maps showing a diatance of around 350m.
2) The nearby Empire City project looks slow in progress.
3) The road condition for access from Bukit Lanjan is not so good, and quite difficult to notice the turning into the small road if you are not familiar and coming from BU direction.
4) The forest facing view is nice!

And I think the closest chinese primary schools are the one in BU and another one in Kepong near to DPC.

Conquas certified does not guarantee anything.
Its akin to an exam.
So the developer is telling you they registered for the exam.
No guarantees they will do well in the exam.
Malaysia equivalent to conquas is called qlassic.

So the salt water thingy has nothing to do with conquas.

bump into this property showcase in the curve last weekend, the sales lady show me the price is actually 830++ for 930 sqft before rebate, work out around 800++ psft, how you guys got below 750? early bird discount?

I think 750psf is applicable for bigger size unit, i.e. 1351sqf

after the early bird discount, u will get AVERAGE RM750psf.....is applicable for 1351sqft larh... biggrin.gif
if 924sqft, slightly higher abit... it depends which floor you want to get... wink.gif

There are 2 things that hold me back:
1) HTC at 350 meters away
2) Empire Damansara possible to be abandoned?

Yes bro, and for me, the access got pros and cons, but if Empire City is dead, then cham lor..because I saw many negative comments about this project (Empire City)..
