Maybe you should compare VS Sunway Avila (freehold). Distance to LRT station should be the same (approx 1km+ distance). Just slightly different area.

2. market very less fully furnish house.... this project is partly furnish which include kitchen cabinet, aircond & water heater
3. any news that Aeon close shop? this rumour already many years... until now still operate....

Even for own stay, leasehold and freehold also important lah..
Cannot like this compared.... Need to recognise the leasehold is 1 of the weak point if surrounding Setapak and wangsa maju still got freehold.
Then only think out any other good point can make it become worth to buy or not.

Leasehold shud be cheaper than freehold and harder to appreciate than freehold... But now more n more stores in Aeon closing down recently...

Wonder why more shops are closing down... Padini, FOS, maxis all moving out and dun c new tenants coming in to replace yet...

Soon to be. but which area with no glut...almost everywhere is somewhat oversupplied (or will be oversupplied)

Still not as bad as along Jalan Kepong, Jalan Sentul Pasar or Bukit Jalil area.

I think should be fine as this area are not far from KL, with oublic transport and highway connectivity. Market will be able to absorb the high supply here.

if u are going to stay in the condo for more than 40 years then yea... appreciation affected.... but usually condo at this sizes... i will only stay max 10 years then upgrading already be it bigger size or landed or what... by that time still gt 89 years in my lease... and with this condo's density... i think its more appeal to the own stay secondary buyers than those wad henna avila etc... you also bought season garden leasehold prop ma....

bro... u belum stay long enough to feel the effect yet also ma... alot leasehold properties at subsales transaction comparable to freehold one during the first 20-30 years period....

I just mean if in same area... So still freehold all the way, unless the leasehold in same area is cheaper..

but sinaran difference is the density... and SG sold at different time... if avila and henna launched same time with SG... they wont sell the same pricing already one
