Unless it affected you, you won't feel it. Folks in PJ Old Town felt it years ago and to renew the lease will cost them hundreds of thousands. Luckily the state government agreed to renew the lease for a nominal fee unless you sell, then they will whack the full price on the sale. This is actually a time bomb which few people are bothered. The problem is stratified leasehold issue where the whole community needs to pay the leasehold premium together. Many will not be able to...what is the effect? Don't think the government will evict anyone but for sure cannot sell and cannot borrow money. You will be stuck.

Already Banks will not lend for properties with less than 60 years lease left. Freehold has no such issue.

I am just waiting for the first newspaper reports to come out on the first leasehold strata development which expired and the residents come out to protest. For the buyers of leasehold now, this issue will be faced by your children and grandchildren. Thats why i plan to sell my leasehold condo in 10 years time while there is still plenty of years left.

No idea. But if i were the buyer, i would put in a condition that leasehold needs to be renewed at the cost of the seller. So seller will price in the premium to the selling price and it won't be cheap and the sale will take like forever because the land office won't move so fast.

Similar to other few new township ( Gamuda Gove, Gamuda Garden, Puncak Alam) are offer nice and affordable ( to M40 at least ) landed place to stay. All having connectivity issue.

Rimbayu is not BB. But looking further ahead, i think eventually PJ, Subang, USJ etc. will become more and more unlivable due to high density and congestion. Nowadays even on saturday and sundays (after 10am) LDP along PJ is jammed! pre MCO it wasn't like that. You could have a leisurely drive around PJ to makan makan, maybe some congestion around the major malls but now everywhere also jam. So folks may buy further out in those areas you mentioned. Really not sure what to expect in the future because petrol prices super high and car prices will only keep increasing so driving will be costlier. All the above areas need public transport connectivity.

Not many developers are capable and willing to build the infrastructure, roads, parks and amenities first before selling their properties. Makes you respect those developers who do so.

Overall, Rimbayu is perfect for those who WFH or working nearby KK or BSP. Subang, Damansara or KL, forget it unless as a spare home.

I feel you man. Thats why i crossed Rimbayu and G.Cove off my list although they were cheaper than alternatives.

Hi Keewah, yes i bought there. I also see massive potential as the landscaping and layout is awesome. I want to say more but this is Rimbayu thread, LOL.

Long story short, i looked away from Rimbayu because of leasehold status and very bad traffic as i work in KL and PJ is my social centre.

Subang is way nearer to KL/PJ than Rimbayu even though traffic jam but still can save like 45 mins to and 45 mins from....

Or if the state government doesn't change too, lol. A new government will need to "re-study" the issue. But i can't imagine if the traffic is already so bad and once they build the flyover, but then traffic volume increases due to the new developments, won't it be back to square one? Anyway, Elite already bad jam during peak hours. I wouldn't hope for any solution except if the LRT gets extended

What made you choose Rimbayu? PMD is jam like crazy but from Elmina, you don't need to go to PMD to get to KL/PJ. Only from Puncak Alam you need. There is direct access to GCE from Elmina with no bottleneck. Only from GCE turn into Denai Alam there is one traffic light to get on to DASH.
