Hey folks, long time troll, now anxious home-owner. Went for one of the last remaining units at Penduline, Type C.

How far is the site from sales gallery? Also, don't quite remember, but there's supposed to be an access route onto the new highway via the back right?

Was at sales gallery yesterday, think there're 2-3 end lots left to go. So, almost fully sold I guess.

SA said that Type C probably Q3 finish if all goes well. Type A and B should be handing over in March/April next year, iirc. Anyone knows what's IJM's track record like for handover? Mostly early or mostly as per projected completion?

Which point along the journey takes the most time? As in, where is the jam worst? I keep imagining that KK roundabout being the worst choke point, but with the highway behind Rimbayu opening (soon, hopefully), then we can avoid going through KK and head straight onto Elite.

Kind of looking forward to the experience, even if it would be dreadful to some. But the thought of a nice, quiet, peaceful neighborhood is a much stronger draw for me than the jams.

Cheers. Yes that point up to Kewajipan is another pain on any given time of the day. Hope the highway access opens soon so can see traffic normalize and then plan for next year..

Developer sale probably very few except for perhaps Periwinkle houses since those are most expensive. I wanted to get that but priced out of it..

Sorry, for a moment I forgot this was the whole township's thread. Yes I meant Penduline. Heard that 1st snp was signed on 29th Feb 2016 and they are bound to deliver within 24 months. So I hope to hear good news from fellow neighbours soon.

Yes, I think most of us can agree that this should have been the case. So, probably bad foresight there. But hope it is sorted out soon, we get our first shophouses up and running within the next few months. I don't live anywhere near the area, in fact I currently live on the opposite end of the state, so I don't know the state of commercial development there. But come end of the year, I do hope and expect there to be some amenities nearby. Every weekend Starbucks and Wendy's, I can try to live with that for a few months.. laugh.gif

As for highway, they did say the access to SKVE would be opened this year. When exactly, I don't know. At least that's what I was told when I visited end of last year, and the various times I visited there previously.

Glad to know the road developments are going on well. And personally, yes I agree the township is developing well. Long term project, the value will materialize years down the road. I'm happy to be moving back into a landed property. biggrin.gif

Yes I heard about this car sticker for residents to use the roads. But since it's not open for public use yet, any usage now is at your own risk. At least from what I heard.

And yes the KK township is good for me. Of course I hope to stay closer but even as it is now, it isn't that far for me so I'm fine with it. Maybe once I move there, I may revise this opinion haha.

Unless you're looking for high end condos, you will likely regret staying in a condo in or around the city. I've been staying in condos since moving to KL in 2002, and I've come to grow tired of it. The wait for the lifts, drive down to exit the condo, tagging at the guard house, and the same on the way back, not to mention lack of complete privacy and leisure space. I'd be so much happier being able to just walk out the door, straight to car, open gate and drive out.

The one bad thing for me about this place is the distance to work. But if it means I can enjoy peaceful weekends, the weekday hustle is fine with me.

Well, the community is also another factor for me. In a condo, and the one I'm in, it's mostly students and international folks (yes this will attract accusations, even trigger some people). I grew up in a neighborhood of fellow Malaysians. So I want to get back to that surrounding. Also, being able to just walk out the main door and straight to the roads makes it enticing to me, in that I can just go jogging anytime I want with minimum fuss. smile.gif

I beg to differ. And don't be mistaken, I don't want these as neighbors, at least not too many. In any case, a peaceful neighborhood without high rise buildings obstructing the view, being able to go step out my door straight to the porch and main road are also factors that make me want to live in landed property again.

I lived in a landed property for 18yrs before moving to KL so I think I know what I could potentially be in for. And from my experience, I would prefer it more than a condo. Thanx for the reminder though smile.gif
