what is your travelling time from canal city to Mutiara Damansara?

my wife need to report to work at 7.30am, normally she leaving puchong at 6.55am with F&F speed.

if play safe , i will consider Rimbayu Penduline or Perennia, especially Penduline should be more easy to dispose with minimum loss. If Gamuda 257, i worry 20% price drop also hardly to dispose in future.

The environment here is awesome, cons is traffic jam and open burning at night time, the traffic might worse in future since more and more units completed, especially after aman 1, EW condo, and Gamuda 257 amber VP

New township only Canal city is within my acceptance, the amenities and highway access is among the best.
GG and Elmina like stay in the middle of nowhere.

So, high possibility to go for subsale in Puchong and Usj area.
Or in the end, still go for canal city.

I believe the other developers are chipping in too. Only the flyover from ELITE To SKVE is done by MPKL.

But of course, everything in the end needs to be presented to MPKL to get approval I assume.

To make sure not much crack line is depending on the quality of the materials, workmanship and earth work being done.

For IJM one, earth work shall be not an issue as they are expert in earth works. Just worry is the material's quality, developer sure will squeeze out profit from their project. Workmanship also 50 50 as usually they will hire sub-contractor to do the building. Since IJM already 10 years, except the first phase of project has major problem, following projects seems like OK. Anyway, something is depending on our luck too.haha

Nola… initial phases ones occupancy generally still low.. I would say like 60-70% max some of them..some roads totally empty maybe like one unit have people stay. I just saw like 6 months ago most all of them except scarlet.

Next phases all much better - a lot buy for stay. But I would say this isn’t a bad trend.. usually new places - investors come first.. then those for stay come later. Eventually will be occupied cause those units the location within the township I would say consider better - so someone will buy later.

At a point it does not make sense anymore.
