If compared to low density Rimbayu like Scarlet, the security fee is RM 180 per month for an individual title house.

Anyway, in short term, the high monthly security fee for Strate Title, it will suppress the subsales price, as most of the people not willing to pay more for nothing, in long term, if the strate title housing area can maintain everything nicely compared to individual title, then its value will show in the subsales price, but again, the appreciation is come from the owner monthly contribution, so the additional gain might not really a lot compared to individual title. So the strata title only benefit to owner to enjoy the good landscaping and etc, but not really benefit to return of investment.

Of course the cost is compound with 5% interest, 2% inflation and 5% YoY increment.

If your RA is full of kiasu want to look like botanic garden and stubborn defaulter then for sure it will be 200% by end of 5th year. Therefore, nice place you paid and burn (aka enjoyed), not nice place then no one wanna take over a fire pit. Never seen any example earn back maintenance fee.

To be fair kk main circle had 3 expansions in that periods. The only significant on the latest is the left bypass from mcd and the traffic lights. But originally, it was promised with fly over for both KK and Rimau exits.

look at cove, a no man's swamp calling for 750k 20x65 leasehold also dare to launch. In Malaysia Dev always has the power when it comes to landed as long as people just cannot look past all those shiny promise lol.

Gamuda or rather home owner paid a premium for the entrance to cove. For sure the Elite bundled the no bypass provision into t&c. No need dream. Only when cove paid off their entrance lease perhaps sepang council can think about it.

Rimbayu did not save Kk resident during the flood lo. The link between saujana putra and kk exist before rimbayu came to be. IMJ just make it wider.

The link through the kampung road was always there since SJ and KK industrial park completed. Way before you move in if Rimbayu is your first home at this area.

There are plenty of 22x75 within 800k closer to centre of town around kV. Just need some googling. If got the cash for down payment, the choice is abundance.

kk people goes to pyramid because is quick and sometimes even faster if you factor in the grid lock and parking nightmare at kk downtown during the weekend brunch hours. Plus many are ex USJ and SJ resident and not until the recent 6-7 years kk downtown has decent number of the shops that are on par with USJ and SJ. And most importantly, it shows how good connectivity can shorten seemingly long distance.

Gamuda is smart. They only want to dev the prime lands for their reputation. After that they sold river bank wetlands to TDH for high price and left KK to pursuit g garden.
