The crossing traffic from right side to the very left for the lorries and trucks, and the RFID and St users on the left to the right is the reason.

It's bad, not trying to say it's not.. but double story landed below 1mil is impossible in PJ/Subang anymore so eventually it'll be this, or maybe further at Serenia, Cove or further into Cyberjaya. Just havta try to look for jobs that allows remote work, or flexible hours as a way to adapt.

It's more residential project by IJM. From what I see, it feels to be those premium/strata title projects, from initial view, seems like it's similar to what ecoworld have with their Hana residence (that co-home project)

I stopped using RFID because of that. Those lorries just rush down the slope and drift all the way to the left side. Just a matter of time before someone dies from this

Should be strata. Was told avela is the last individual title for IJM in rimbayu.

Then again, plans change all the time so can't be 100%

Decided to check out sanctuary mall today during non peak hours.

Went to the kopitiam at 930am. Fully pack, probably new toilet bowl. Food is pretty decent though, expensive - one big breakfast + French toast with 2 lemon tea is around 60 bucks.

Jaya Grocer is great. Probably going to this outlet instead of making that dumb 15 mins uturn to quayside mall. Mr dakgalbi from QSM also shifted here, same worker, long lost friends (I'm a regular)

On another note, mamak at rimbayu uptown is pretty good. And ai-cha is cheap for sugar drink.

Safe estimate by IJM staff is around August 2025. Most of the builds and exterior is done though, now it's mainly on the infrastructures.

Is there an existing group? Jio pls

Unless you bought cheap, I doubt you will be able to flip for profit as of now.

While new business are popping out, older business are closing down/struggling to survive also and with the new uptown, Lotus and all coming up.. I'm unsure if it's sustainable

Tbh it's not that bad la, it's all pro/con. The fact that needs to be accepted now is that if you stay in rimbayu, you'd need to leave for work at 6am (sometimes earlier), or go find a remote/flexi job. Another alternative is to take motor and ride all the way to Putra heights and go for public transport.

It'll take time for things to get better, but if cannot accept, then the other alternatives are the likes of Elmina, Cove, Serenia, etc.

Kopitiams? Don't bother going on Sundays. Full house! Parking best to park near the mixed rice restaurant. Plenty. After that, walk to wherever u want to dine.

Overall, while convenient is no longer peaceful. Surely car thieves will targeting this area soon due to lack of police balai. So, be careful when going out.

After the snatch thief incident at Eco Sanctuary some years ago, there is hardly any police ronda anymore.

Kopitiam has always been full during the weekends. The cyclist crowd are the ones hogging the parking imo.

Hardly enough. I don't know how the commercial side is gonna sustain. Right now there are still many stores/restaurants/bars which are empty at peak times. Unless those commercial properties are bringing in working class, I feel there's too many atm

Going into quayside from BSP is easy if one is smart enough to use the small road beside ELITE and cut through from the other side. I go to quayside at least 3 times a week and prefer it over sanctuary mall. Anyways, the connection from uptown to 257 should be done soon and that will eventually solve the dumbass uturn issue.

No real answer for you tbh. Some people absolutely hated living in rimbayu, but for me it's a nice place to live in. Whatever you read here, take it with a grain of salt cos everyone have different expectations

Dumb idea but can prolly just do a short term rental here to experience life here before deciding to buy if you're really concerned.
