The crossing traffic from right side to the very left for the lorries and trucks, and the RFID and St users on the left to the right is the reason.

QUOTE(early30 @ Jul 11 2024, 07:02 PM) Not exactly expensive/ high price for my case I can’t afford a landed in PJ/nearer to city thus have to settle at this area so is part of the trade off. These day you can’t really call 800k to 1 million double storey terrace expensive. Have a choice to stay at my condo in PJ but still chose this area over that because of kids This. It's bad, not trying to say it's not.. but double story landed below 1mil is impossible in PJ/Subang anymore so eventually it'll be this, or maybe further at Serenia, Cove or further into Cyberjaya. Just havta try to look for jobs that allows remote work, or flexible hours as a way to adapt. |

QUOTE(early30 @ Jul 14 2024, 12:03 PM) Enough of traffic discussion, conclusion is just bad. We poor people stuck here for because we can’t afford somewhere better. Let’s get back to this discussion when there’s any update on the traffic improvement plan. It's more residential project by IJM. From what I see, it feels to be those premium/strata title projects, from initial view, seems like it's similar to what ecoworld have with their Hana residence (that co-home project)Btw, anyone know what’s project behind the arc/club? Seems like they have cleared the land and building some road connection but no launch mention in their FB or website |

QUOTE(acbc @ Jul 16 2024, 02:23 PM) With the new flyover opened, those coming from Rimbayu or BSP need to be careful going to the right if using RFID. Bloody lorries damn fast! I stopped using RFID because of that. Those lorries just rush down the slope and drift all the way to the left side. Just a matter of time before someone dies from this acbc liked this post

Should be strata. Was told avela is the last individual title for IJM in rimbayu.
Then again, plans change all the time so can't be 100% |

QUOTE(early30 @ Sep 22 2024, 09:38 PM) More information released on the Facebook page and this time round the tenants mix looks much better especially with Jaya Grocer as Anchor now. More food options are opening up and jungle gym are going to open as well. Good enough for a small neighbourhood mall and happy that I can skip the stupid traffic light jam for a u turn that add up to minimum 10-15 mins of travel time for grocery shopping in quayside mall A bunch of ppl queued up for the kopitiam food. I saw the traffic and turned back my car. |

Decided to check out sanctuary mall today during non peak hours.
Went to the kopitiam at 930am. Fully pack, probably new toilet bowl. Food is pretty decent though, expensive - one big breakfast + French toast with 2 lemon tea is around 60 bucks. Jaya Grocer is great. Probably going to this outlet instead of making that dumb 15 mins uturn to quayside mall. Mr dakgalbi from QSM also shifted here, same worker, long lost friends (I'm a regular) On another note, mamak at rimbayu uptown is pretty good. And ai-cha is cheap for sugar drink. |

Unless you bought cheap, I doubt you will be able to flip for profit as of now.
While new business are popping out, older business are closing down/struggling to survive also and with the new uptown, Lotus and all coming up.. I'm unsure if it's sustainable |

QUOTE(JusticeLeagueMY @ Jan 3 2025, 06:38 PM) That bad, huh? But, just based on my visiting the place, it's vibrant. Maybe it wasn't working hours, but by itself, Rimbayu can stand alone quite well. I came from Saujana side, so it was a shorter route compare to via KK. Tbh it's not that bad la, it's all pro/con. The fact that needs to be accepted now is that if you stay in rimbayu, you'd need to leave for work at 6am (sometimes earlier), or go find a remote/flexi job. Another alternative is to take motor and ride all the way to Putra heights and go for public transport. It'll take time for things to get better, but if cannot accept, then the other alternatives are the likes of Elmina, Cove, Serenia, etc. |

QUOTE(acbc @ Jan 12 2025, 10:32 AM) Now the traffic is even worse ever since Lotus's opened last year. The primary Rimbayu roundabout always full of traffic. Previously, not much. Kopitiam has always been full during the weekends. The cyclist crowd are the ones hogging the parking imo.And the commercial areas near Lotus's also full of cars. Even on Sundays! Kopitiams? Don't bother going on Sundays. Full house! Parking best to park near the mixed rice restaurant. Plenty. After that, walk to wherever u want to dine. Overall, while convenient is no longer peaceful. Surely car thieves will targeting this area soon due to lack of police balai. So, be careful when going out. After the snatch thief incident at Eco Sanctuary some years ago, there is hardly any police ronda anymore. |

Hardly enough. I don't know how the commercial side is gonna sustain. Right now there are still many stores/restaurants/bars which are empty at peak times. Unless those commercial properties are bringing in working class, I feel there's too many atm
QUOTE(early30 @ Jan 21 2025, 09:27 AM) So many strata office/shop lots in this area wonder if commercial demand really that strong On going construction 1. Uptown Square (RB) 2. Promenade (RB) 3. Umara (TA) 4. Quayside Square + quayside shoppes (G257) New launches 1. Roam (RB) 2. Pavilion 7 (AH) 3. Ruma (ES) 4. Varia (TA) Also pilling started at the site of IJM corporate tower/office opposite McDonald |

QUOTE(Dreamedge @ Jan 25 2025, 01:02 PM) It’s impossible for a township to be successful without the support from neighboring township. Going into quayside from BSP is easy if one is smart enough to use the small road beside ELITE and cut through from the other side. I go to quayside at least 3 times a week and prefer it over sanctuary mall. Anyways, the connection from uptown to 257 should be done soon and that will eventually solve the dumbass uturn issue.IJM only built own access for own usage, people wouldn’t want to come in. I have a relative that stays KK always go pyramid as coming in to Rimbayu takes longer, thanks to genius road planning by developers here. For people from BSP, they go IOI is faster than making a dumb u turn to go quayside, heck even Rimbayu people don’t go quayside due to the dumb u turn. They just keep building houses but access don’t want to handle. |

QUOTE(Johannlo @ May 27 2025, 12:52 PM) Looks like this thread is skewing me a lot more towards Alam Impian. I guess paying RM1.6 toll per day is a better choice eh? No real answer for you tbh. Some people absolutely hated living in rimbayu, but for me it's a nice place to live in. Whatever you read here, take it with a grain of salt cos everyone have different expectationsDumb idea but can prolly just do a short term rental here to experience life here before deciding to buy if you're really concerned.
