actually i list down the cons compare to others... doesnt mean it dont have their goods... personally... i feel this is better investment than bukit jalil condos... being all the hype surrounding pavillion 2 (super uncertain mall).... and also the density of the condos there....

all of the cons i mentioned above have alternative view to it as well.... if u ask me in sri petalling/bukit jalil/kuchai lama/OKR.... i will choose this project... thats my view.... biggrin.gif biggrin.gif

generally in this area.... i foresee better appreciation and also better rental market due to competition surroundings are not competitive enough... i dont link bukit jalil to here or OKR condos to here... generally these two areas are famous for high density and jam... comparing walkable amenities i dont think can be comparable to here.... thats my thinking of the pro la.... lol

yea jam is the issue there... but then jam hard to be a main discussion point for klang valley properties.... BJ, OKR, Kuchai Lama all also prone to massive jam and very narrow roads as well... so we can only think positively about it.... jam = ong... lol biggrin.gif biggrin.gif

at this matured area only 2k plus... plus frankfully speaking... i doubt u can find any new project with positive rental yield as at current condition.... except those come with GRR... lol... u imagine those at bukit jalil high dense condos can fetch how much more only... comparing amenities this area still way better than bukit jalil with the hyped up pavillion 2.... lol...

my fren bought their pinnacle PJ.... rental yield cantik... but its at student area.... that time im still student sad... so tak boleh compare... their pinnacle kelana jaya is office suite... still constructing... so also kenot compare... haha...

so this area... even u compare endah endah sekalian... they are consider further away from this part of SP... so macam mana compare... biggrin.gif biggrin.gif

yea... but recently i went there... reli no more space to cheapskate... even the pasar parking also full at night... haha... reli crazy the amount of volume here... its a good thing to show this part of the area is very successful... but its a bit hassle to drive around here...

what he meant that whatever prop price rental price deem profitable 10 years ago... not necessary applicable now... nowadays... investment is correct or not... no one know... this project oni completed 3-4 years later... who knows rental market picking up... property market picking up by then....

i mean there are alot of ways to do it..... to cover it... to put a fake front... a puppet company... until we see there is a project failure from pinnacle group... there is nothing much to goreng about it.... haha.... MEH also only seems failed because they are too ambitious... as opposed to most of the pinnacle's project which are small pocket developments....

maybe developer gif them extra incentives if they able to cleared off the remaining units... of course... there are some loan rejected units... the agency hold for their next customers... u cant see from the sales chart becuz the agents will hold those unit until the las min only they will release it out....

not comparable also la... those.... older condo started off with a very low base... bear in mind... and they are not really as convenient as this project also.... in term of investment... i would rather rent a condo with everything within walking distance....

other than rumawip, prima..... you try to look at bukit jalil project... 2 rooms 2 bath... usually how much they price it.... and how is their density.... not only per block... the whole area.... it may looks cheaper... but u have to consider the number of condos there at bukit jalil... even u buy a 2 rooms 2 bath at 400k at bukit jalil... also wont have capital appreciation.... reason is very simple... there are alot of condos fighting for sales with you.... thousand units fighting with u....

this project is basically on its own at the most ong area.... just the possibility of the store may redevelop its current land we not sure.... otherwise... there are not much competition when competing for price war....

its kinda true that west facing lower demand... but not too the extent of zero at all if the location is right.... anyway.... if you are looking for own stay.... better go for rumawip those as your first house.... dont waste your chance on those decent size decent price condo....

erm... if macc investigated them that there was a illegal below market value land transaction... dbkl might wanto charge them on the differences on the land cost... and cause cash flow problem to them which may cause construction work stop since u no money pay the contractor....
