Interesting location. Right at the t junction, the t which goes up to puteri hill and puteri 11.

Maybe not so ideal if you imagine people going down hill and if loses brake.

Cemetery not so far away but I think it is blocked by trees.

There should also be a sewage plant near by but never heard of smell from it.

Saved by puteri hill as puteri hill is marketed as luxury.

The additional door is only optional. So it is upto owner to decide.

People particular will have to install additional meter, otherwise just spit bill based on gentlement agreement.

Wooden door and minor partition is doable within ~2k current price…Meter and wiring configuration required more details...best to consultant an electrician/Tenaga staff.

Not that I am interested in this project but I am just discussing for the sake of finding out how this can be done in similar situation.

For the electrical meter, the idea is to install submeter instead of changing it to two main meters. I think to add a submeter would not be so expensive.

as you can see Amani residence neighbour IOI Puteri Hills Condo smallest size from 1421sqft and now going to completed, Sub sales price they ask from Rm865,000 onwards, mean persqft above Rm600 for sub sales market now.

I went to their sales office last weekend, sales agent mentioned that the developer is very confident that it will be selling fast and they don't plan to build any show unit for preview, this is 1 of my concern as cant even see what materials tha the developer offered.

Another thing is it is under commercial title instead of housing title, which means future utility bill will be 30% higher than housing utility bill. Agent mentioned house owner can appeal to convert the utility bill to housingtitle in the future, which m not very sure how true it is. Please help to clarify if u guys happen to find out more during the visit? Thanks smile.gif

What you mean by unit 23 corner, are you mean only corner units at level 23rd are given 2 in pair and 1 separate? or all corner units above level 23rd? 2 in pair means what ah, sorry. per floor increased how much? when i was there, 1 SA told me 3k and another told me 5k. I was so confuse if 5k per floor bcz lowest floor unit at level 9, say price is RM 500k then level 29 unit ma about RM 600k, huge gap?

Seems i am abit late on the boat, just saw this sign board and project today only. I think frequenting Puteri area quite often this is not too bad of an area. especially if you know the little roads connecting IOI boulevard/wawasan to puteri. Avoid peak hour jam a little.

The unit is quite small and the layout is a little awkward if you don't go for dual key option. Psf a bit expensive. Location wise not very strategic, no direct public transport. If its for own stay, it's a suitable and quiet place but not too far away from amenities.

it is smaller than the one along the ldp near by the tesco puchong.

To me it seems okay la not very big. but it is just opposite across one road lar. During festive time may be affected.

There is one malay cementery down the road of amani residence, less than 500m. But the view of apartment avoid that.

cannot see the cemetery unless you stick your head out and you're high floor on the corner unit. if not won't see one.

Currently they are having rebates of 7% meaning you only need to pay 3% down payment (assuming you are taking up 90% loan). expected completion is 2020. i choose type B, 3-bedroom, 883 sqft at the highest floor (37th floor) so i am paying RM604,800 for it. Price after rebate for my unit is RM637 per sqft.

I am assuming that most of the new condos at Bandar Puteri is already around RM750 per sqft so i guess this is a good buy?

For own stay if don't mind near to cemetery is OK. If for investment, need to consider the resell value due to cemetery. Now a day a lot of good location projects with very reasonable price tag; nearby can have mall, LRT/MRT, shops and so on. Do more research b4 putting yr hard earned $.

Hi,

It is an attractive condo with its location and low density residential.
I've been to the site and honestly i'm abit annoyed by the humps along the road uphill.
So many of them! easily up to 10x...

I can imagine how tired i am to drive uphill road especially after work.

Necessary to forward to lawyer? I though the developer direct claim from bank?

Any opinion in regards to this developer?

Not much can be obtained from Google. For past 3 financial years, developer has been in a loss. They are positive that FY2017 with these 2 projects will make profit. This worries me - risk of being like The Boss, Klang. Although listed on main board, their share prices about $0.27 / share only.

Every individual has their own perspective.

The cemetery is not only a distance away, it is also at different altitude, separated by trees and a road. Most people will not mind. If still worried, got Indian Temple Gods to protect the residence situated between the condo and the cemetery.
The houses next to the cemetery - a lot of people will mind.

Same thing goes for the T junction. The guard house opens at T-junction. Some people won't mind as it gives better access to roads on both ways. Some people mind.

But like I say, it is individual perception. Buy a property only if you are comfortable with it.

Grounding stage usually took the longest, after that progression will be around 3-4 floors in 2 months.

The progress seems a bit slow... looks like only constructed till facility deck (7th floor).
Total 39 floors, so they'll need to build 2~3 floors every month in order to VP on Dec 2020.

Bandar Puteri Puchong range from Jalan Puteri 1 until Jalan Puteri 12. Amani Residence is located at the Red X which is Persiaran Puteri.
I understand why you think like that because The Pulse property that you bought (located at the Blue X) is within the Central Business District (CBD) of Bandar Puteri Puchong. But it doesn't mean Jalan Puteri 9, 10, 11, 12 are not part of Bandar Puteri Puchong. The property you buy is very good location, you already win. You don't need to throw accusations at other projects. If I am wrong, then you can provide proof.

Towards the lower right of the map, after you pass thru Amani, there is a corner road towards Puchong Hartamas. This is where you will see the sign "Puchong Hartamas" which marks the border of it. This area starts with Jalan PH 1.

I don't see any problem with the address is Puchong Hartamas or Bandar Puteri Puchong... Why one can be so mad about that?

Buyers should done their own research prior making the purchasing decision.

seems like Amani is much cheaper price psf compared to The Cruise and The Pulse

The Cruise - 639 ppsf
The Pulse - new project beside The Cruise, and by BRDB, starting from 600k so it's much more expensive
Amani - 13 floor 606 ppsf, 21 floor 628 ppsf

But this JianKun developer only got 1 completed project that is Bayu Heights

Doesn't matter only one completed project, reputable Developer like Mahsing got alot of completed projects too, but end up their products sucks. Now Amani had built up and almost completed, can consider this if you
1. looking for ready move in soon
2. like this area
3. prefer low density
4. better for Ownstay instead of Investment

possible there will be delay of handover for Amani.
the site progress is a bit slow initially and totally stop due MCO somemore. definitely it will impact on the handover, but with LAD why not?
hope they dont rush for the sake of LAD and impact on the workmanship.

for own stay amani is fine as the environment is away for the main road and less noise.
if for investment definitely the other 2 is better as it is near the main road and business center.

A more quiet stay at Amani and close to the MRT is a bonus !
Bandar Puteri is a mature area so stay away from the traffic is a good choice.

With 85% sold, developer should have more than sufficient funds to complete the project unless funds has been diverted.

Amount loan draw down vs actual site progress, construction speed, etc are indicators.

and since the property is under commercial title, is it possible to change to residential?
as the utility bills and quit rent is much higher compared to a residential one

Non walking distance to LRT station, means it is not a bonus. 3km distance
Lack of amenities nearby means less attractive to tenant

Bandar puteri is a mature area ,.more and more high rise building will launch in future along the road from ioi gelleria to bandar puteri commercial park.

For own stay is ok, the selling price is lower than IOI.

Unless you just stay in Amani and no need to go out for work/food/shopping.

Anyhow you still need to go or pass by bandar puteri area , also most of the nearby main exit is always full of car, Amani never stay away from traffic.

ok i found out that the cemetery nearby also has a crematorium.
anyone have any information regarding smoke coming out from crematorium? will it affect health in a long run?
