if we look at SA launches post 2010, many of them were launched at prices tht havent appreciated much (not double).wht do u think? ecopark was even worse where movement was very small for some new launches at 1.9m back then.

Yes many upgrader from klang will buy here jus like ecopark initial first few phases 50+% from klang. Klang see most premium & GnG area in the north is ecopark and ecoardence now, in the south is ambang botanic.

South Klang has a few GnG projects like laman greenville (strata), parklands, canary garden. Some FnG in bkt tinggi 2, bukit tinggi 1(behind giant) n botanic is good also.

Prices for greenville is almost the same as ecoardence hence my term, reasonably priced here but greenville location is on the other side of kesas. If working in KL, ecopark side is closer but most buyers in AB n surrounding premium areas are taukes from klang.

Expect BBB aso for the bigger unit. mega_shok.gif I say again, this is good price

Many ppl cannot accept this area until today. Current commercial is ZERO there and need to go bbt/botanic side. Future potential is there with gravit8, wct, ksl mall. 2 international schools in this area is one of the last missing puzzle for klang south.

ecoardence got plan for intl school? there r klang south buy in ecopark n vice versa but usually stick to ori area. Trust me, EA will attract from both ends cool2.gif

Some gen y sarcastic but really been places in life. But not to places tht will say their carpark, garden are shared/common properties and then later on say JMB can control wht you install. JMB can also control ur colour of your house, does it mean your house is a common property?

Strata title is not for everyone. Even the bay which u park ur car outside ur house is determined by the dmc..for ecopark, heard famous story tht u cant bring the hearse of a deceased person inside. jus my2c yah

Yes designated parking lots.. No parking infront of ur own driveway also. During party, we jus park in the unoccupied neighbors driveway (oops strata FTW)

Despite winning multi-award township, still nothing compares to older suburb like Kelana Jaya, Taman Tun Dr.Ismail, Sea Park SS2 in terms of accessibility during peak vs off peak hours. Mind you, Setia Alam is not even 20 years, yet the place is already showing signs of massive traffic & development congestion, well I can't imagine 30 to 40 years & more down road...

Property agents only know how to market n hard sell property.... But do they know the core problems local residents facing ???? Unless they are staying there la.... lol
The first stages of Setia Alam's houses faces lots of problem with earth sinking and worse some of them having a sinkhole middle of the house.... Well I don't own a property there but a few of my friends were complaining sinking at least 1-2 feet... That area is under Shah Alam jurisdiction but total no direct access to Shah Alam, The only access is through Klang or nkve... So if one needs to get to Shah Alam... U need to pay toll!!! So near yet so far
