The booking fee is of current date (not post-dated) by way of "earnest deposit" to the agent as stakeholder (refer to the agent appointment letter that you sign).

The concept is like subsale where a prospect purchaser places his earnest deposit to show his Commitment until the formal agreement is signed.

In all scenario, the earnest deposit to the agent will be refunded back to purchaser later once he selected his unit. As at when the purchaser decides to pull out, the earnest deposit will be refunded in full.

Developer has "upgraded" visuals, facilities (now got 54), presentation and upcoming showunit (ready by mid December) and many other new upgrades. Value for money with a pretty decent low Gross and Net PSF.

All the proposed 8 banks will be finalising their EF around this week. Three banks already able to give loan offer.

One of the bank is giving Islamic mortgage whereby all buyer's interest payments duly paid by the buyer will be refunded to the buyer should the project is abandoned and not revived. No penalty. If you have selected the unit, just show 2 bank loan rejection letters to your agency for full refund.

For those who have not selected unit, you need to write in an email to the agency.

High density is a major concern, but then again, under current regime, more and more upcoming developments will have high density as well.

Today they having food truck event and all are invited.

Btw apdl application was submitted on 14 november... so will be very soon.

The agent says 6,000+ units spread over 200+ acres parkland area. However, only the Henge and Mizumi units can be compared as others are RUMAWIP which are restricted properties.

Radius wise, he doesn't think will have low density in KL for such area coverage these days. There are more than 15,000 units in Mont Kiara alone with a much smaller radius area wise.

The developer already has APDL file and HDA account activated. APDL was given in conditional as developer awaits DBKL to finalise land transfer in order for APDL cert to be issued. All these are normal procedures.
