Irene why need to strongly promoting this small studio unit here?

Wonder its better for the studio to continue slipping in price and u got to pick up more dead chicken if they are such a dark horse in yr book?
*
I never thought of that. But to be honest I didn't mean to promote EC, I just want to express my opinion, but so many ppl shoot me so I shoot them back.

in Construction, once the work stopped the G&P cost will explode and money burnt each day. Mammoth has done all it can to get it going but fact tells that they failed. Revival by its own almost impossible.
*
What is G&P cost?

From what I know MEH owns the whole office tower and shopping mall. It's a commercial development and MEH owes no obligation to complete the mall. The only risk associated with buying the EC unit is MEH keeps on delay the opening of the mall.

As if meh need not repay bank loan (a few hundred million rm), service loan interest or pay suppliers, contractors or services.
Without individual title, foreclosure on assignment collateral is less hassle and quicker.
*
The purchaser can get disclaimer letter from master chargee to exclude his unit from any foreclosure proceedings taken against the Developer.

sorry, if I already bought the unit from Empire (which empire already got fully paid), am I going to lose my unit should empire goes bankrupt even if empire still the master holder of title?
*
Don't worry, it is a very normal procedure to obtain the disclaimer letter from master chargee (Developer bank) when u purchase a property. The Developer bank can't foreclose your unit after u obtained that disclaimer letter.

It also means that as far as you haven't got the disclaimer letter's,
The risk of foreclose go after your unit is still there..?
*
Before my bank release money to the Developer, my bank and my bank lawyer will get the disclaimer letter from the master chargee (developer's bank). It is a standard procedure, they won't release money until they get the disclaimer letter.

Thank you irene.

Is there any different if u bought subsale than direct from developer?

Yr bank or lawyer will obtain the letter from subsale sellers bank rite? Not from develooer?
*
I'm a subsale buyer, it is stated in my Developer confirmation letter that my lawyer will need to obtain the disclaimer letter from master chargee (Developer's bank).

A bit confused about what you wrote. You said "before my bank release money to the developer" but then you said you are a subsale buyer.
*
Sorry for my typo error. I should write before my bank release money to the "Vendor".

👍 thanks for sharing.

FYI, the EC Developer is charging vendor 1% of the selling price as Admin fee for its consent, 1% is considered quite common for Non-HDA subsale so I have no comment on it. But please take note that purchaser has to pay RM901 legal fee to Developer's lawyer for preparation of Deed of Mutual Covenants in order to get the developer's consent.

For the disclaimer letter part, I will continue to follow up with my lawyer to see if Ambank would issue a disclaimer letter to my financing bank and I'll update here.
