Just went to their sales gallery this morning..so far only 2 rows opened for each baywood and melwood for sales..looking at corner for melwood..got 2 units still available..rm1 million plus..non bumi can enjoy only up to 5% discount..for bumi just 7%...no other discount at the moment..buildup size wise, melwood is bigger than the other two...but looks like eco concept or green concept as well..intermediate RM700K++..to me quite ok the concept..only one entrance (guard house) for the whole project..with strata title

OnePark is actually in between Kajang and Semenyih, haven't reach Semenyih town yet. Just went to their show unit, the starting price is around RM600k onwards, have 3 types of homes. Currently the 3rd type is open for sales as saw in the banners around, the price is RM600k onwards. Anyone interested can go to their Sales Office they have show units with Interior Design for the type - Melwood. Another bare unit for type - Baywood. biggrin.gif biggrin.gif The feeling is peace of mind and stylish. brows.gif brows.gif Not Bad biggrin.gif

Location is quite good as well, just turn out can reach LEKAS dy, quite surprised by the accessiblity la. I think melwood nicest tbh, new modern design from i think australia or uk, imo worth a look but corner units going quite fast couldnt get one, waiting for next phase to open biggrin.gif

My friend just went to their sales office and looks like there are a lot of progress in last few weeks, the foundation already completed as well as the ground floor slab. My friend actually was using the Taman Desa Mewah road access to the Sales office, it seems like no problem though.

Yes nw they road gv for access.. But once completed desa mewah not allow one park residence to use the road. Bcause the road is too small and couldn't accommodate one park residence. This issue i heard from desa mewah residence.

eh starts from rm600k, pricing is ok considering g&g and linear park concept is rarely seen in double storey and also whole garden is private i dunno i reli like this project, giv me good feeling

i heard from developer will have big access road from bandar sunway semenyih there, now closed cuz using for construction purposes... if cannot use then dont use desa mewah road lo so bumpy and so small road no need bandaraya tell me dont use haha

yes the 4 lanes road is temporary closed to ease of construction and safety reasons.
After completion, the road from sunway Semenyih road will reopen. Meanwhile the Desa Mewah road is temporary to ease of customers to access the said site.

i cannot say which one is better, as it is individual preference.
ecohill 1 and echohill2 is further up to exit from Lekas HW which have to pay toll another whereas OnePark is nearest only pay one toll if from Cheras Kajang HW.
One Park is low density with GnG.

Its just behind Onepark construction area... near the flats.. The entrance to quarry is just less than 1 km from the construction area.

I ask the guy that work at the developer, he said the show house and office has neither crack nor gempa bumi. May be we need latest feedback from people who actually stay there. smile.gif

looks good conditions! perhaps my friend has touched up already ? biggrin.gif
Even surrounding also looks greenery but quite a numbers of units are not occupied.
One thing bad is very near to high tension power lines

Compare to those days, Semenyih is now a total different township. Due to the hike of property price at Balakong, Cheras Selatan and Kajang area, many developments especially landed properties already moved to Southern part. At the border between Kajang and Semenyih, the area is even named "Kajang East". High rises also started blooming here and there with "future price". With the convenient of highways and also MRT has came to Kajang, the landsape of Semenyih has totally changed. Due to above reasons, areas that are further in like Beranang also named after Semenyih.

OnePark is one of a choice that house buyers must not missed due to following reason:-

1) Freehold status.

2) Location.
At the beginning of Semenyih. (avoid the usual traffic spot at the Semenyih "main street" (junction to Broga and Sungai Lalang) and also Maybank area.)

3) Attractive pricing.
Double storey terrace with the price of Condos in Kuala Lumpur City, where else can find? Sure some of us may say we can get a similar double storey house with the similar price from MORE branded and huger developer. But, we must always remember to compare fairly, which is apple to apple. I could say all the BIG and BRANDED development is at or after Rinching and even further, Beranang. The land price was far cheaper than Semenyih 6 to 7 years back.

4) Worth of every cents you spent. Literally you get what you paid.
OnePark is one of the few projects that did not package themselves exaggeratedly with overwhelming advertising that costs millions like gigantic billboards, buntings that are flooded all over the place, luxury events and etc. The developer knows "the wool grows on the sheep", and so they do their usual advertisement and branding at the minimal budget, provides the best building materials to each and every home buyers.

5) Distinguished concept
OnePark is the first to adopt such modern design in Semenyih. one park seems quite nice leh, i book one unit dy, but saw that the sales is moving very slow, anyone know the reason? Any hidden problem for this project? i know some unit quite near to high votage cable, other than this problem?

Slowing down of the sales is actually almost every where except for investment properties. Further more, this project are mainly for home buyers. Investment wise would be hold for value appreciation.

The distance from the pylon tower itself is at least 220 feet to the perimeter fencing. If count from the cable (high up there), at least 300 feet++. You may take a look at Kajang 2 new launch, where the pylon tower is just road's width distance to the house.

I moved recently to an apartment and signed a lease contract for 6 months. Two days later I noticed there are several high voltage power lines about 450 meters from my apartment. I got paranoid as I've heard that they cause cancer! I did a research online but did not find what distance can be considered safe. However, all those who claim that EMF is dangerous agree that 2.5 milligauss (some say 3 milligauss) and higher of AC magnetic field can be dangerous. So here is what I did, I purchased a 3-axis milligauss meter and I measured the EMF myself. The EMF was below 1 milligauss in my apartment (what a relief, lol), but just to know the dangerous distance, I walked myself towards the power lines and found that the EMF starts to get higher when the distance is 140 meters or less. I used Google Earth to get accurate distances. So this is what I concluded: 150 meters from the high voltage lines is safe!
By the way, try to keep some distance from your laptop, as near my laptop, the milligauss meter showed very high readings (50 milliguass or higher) :/ It's funny that I was worrying about the EMF emitted from power lines 460 meters away from me while I was doing a research about whether it's harmful or not using my laptop which has EMF around it more than 10 times the dangerous amount of EMF! hehe!

One park is part of Bandar Sunway Semenyih, matured but not very sophisticated township like SEH or EM lah i think, got shoplot and hypermarket nearby, not too isolated like goodview height.

landscape inside only, outside is the landscape of sunway semenyih, confirm no match with SEH or EM, but inside got many different type of park surrounding your house, maintenance rm 150 leh, macam got win some award, TOP 7 EARTH CONSCIOUS DEVELOPMENTS IN MALAYSIA (2017) , apparently you can win solely by design and concept, havent complete already win the award. haha

personally i would not mind staying near to htc... and i believe many would not mind too... but some would avoid it at all cost... end of day it is still boils down to the preference of that individual. this will definitely affect the resale value in future. even if they dont mind... it will still be used as an excuse to tekan ur price...

I suppose there is no strong medical evidence proving that EMF is the caused of cancer. You are right that there are many electronic appliances produced higher AC magnetic field in our surrounding, such as cell phone (where most of us put it inside our pocket), laptop, TV, some even claims hood in the kitchen, etc. Further more, beside the pylon tower are apartments. When I was there, the residents didn't mention about the issue they encounter from it. As you also noticed that OnePark was featured by StarProperties the TOP 7 EARTH CONSCIOUS DEVELOPMENTS IN MALAYSIA (2017), the environment wise is not a issue.

Another way of comparison is also include the location into it. Those projects that are further into Semenyih might be under Rinching or even Beranang area. The land was cheaper compare to those further outwards e.g. border of Kajang or begining of Semenyih. Therefore, the property price should be cheaper as well. We also need to take into the consideration of, whether the developer really give what the buyer paid? Does the developer incurred additional cost such as the advertising and promotional cost into the house price? These expenses are easily above millions, and at the end of the day buyers are the one who paid for it.

Totally agree with you. Unlike other projects in Semenyih, OnePark buyers/owners will not have to go through the jam to go to town, or other places as they can access to the highway once come out from Volks Wagen junction. Those staying further in can access to their house via LEKAS 2102 exit by paying tolls.

Dont worry, the terrible jam happen near semenyih town area, Bandar Sunway Semenyih is right before the town area, dont have to go through the jam area, tested few time dy, if you come from KL, the only jam area at peak hour actually is in front of Tesco Kajang, from Taman Connaught to One park, 31 minutes.

Ya, nowadays alot of project is near to pylon tower, like kajang 2, the recent new condo Setia Impian, near jade hill one also very near to pylon tower. I Haven't sign SPA yet, I book baywood first row, furthest from the pylon tower, haha now pending loan approval.

Have you tried the peak hour in the evening, especially at the traffic light there?

Kiara Plaza going to VP soon, heard will use the same traffic light.. The road there seriously should be widened to 3 lanes..

Many Semenyih residents are using the Lekas-Ecohill link now, zero traffic light and jam free till you reach Saujana Impian traffic light.

therefore is totally avoid the traffic towards to traffic light.

Ya, i tried on 630pm before, from taman connaught to one park, around 40 min, jam at saujana impian traffic light around 10 minutes, no jam afterward, you can use the secondary road near petronas to go into sunway semenyih, zero jam.

Never been there... not sure where is the showroom.

Probably is in the deepest part of one park where the htc come from.

That road was used to ease traffic jam from nirvana during cheng meng.

Newspaper mentioned that Phase 1 sold 71%, and phase 1 can complete by End 2018. Phase 2 most likely will launch in Mid 2018.

last i heard is about 730k nett, 10% off, free one legal fees but not MOT... heard that their phase 2 still quite slow in progress...

This place is just beside sunway semenyih treatment plant. And it sit higher ground. Most probably many buyer would miss the place as the developer fence it 10ft high

Been there yesterday. a lot of daun kering here and there. look like not proper maintain. I dont know because of Sunday no cleaner come and clean it or memang hari2 macam tu =p
