Need some advice regarding bank loans. At the moment I have narrowed down my choice to two banks: RHB & UOB

UOB Bank
- 90% loan with MRTA
- Interest rate is 4.3% semi-flexi
- Tenure 35 years with lock 3 years
- prepayment via online/atm/walk in

RHB Bank
- 90% loan with MRTA
- Interest rate 4.3% full flexi
- Tenure 35 years with lock 3 years
- prepayment via online/atm/walk in
- the additional thing is no setup fees/maintainence fees or extra charges

Any of you have dealt or dealing with both banks for your home loan? Currently the banker only mentioned the superficial information and I'm just afraid that there will be hidden untold terms and condition which will only be revealed during the signing of the LO

Can ask both bankers to issue LO so that u can study all t&c in detail. Finally choose which best suits u.

Check whethere there is administration, account set up fees and any other incidental charges, be it one-off or recurring. One common charges is the fee incurred for withdrawal of excess funds.

If it's the same RHB flexi loan that I obtained, it shall have no fees at all except for the requirement to keep a minimum RM1k in the current account, failure which RM10 will be imposed on semi-annual basis. Also whatever excess loan payments made prior to full loan disbursement, the excess funds cannot be withdrawn until full disbursement.

Get the letter of offer, check the details and ask your bankers the questions that you want to ask.

Other than 1% early bird discount, additional discounts for SEH2 shall be revealed during launch time.

Thanks Klangvalleyrookie. I did asked both bankers to supply me with the loan offer letter after your suggestion. I have no idea that I can request them do. Thanks

Thanks Jasoncat. I did encounter your post 2 years ago in the mortgage thread where you and a few forumers did give some very good explanation. But I realise the more I read the more confused I become.

But anyhow with your suggestion I did spoke to my banker and get it sorted out. I took up RHB loan in the end

So I finally settled my loan and did my signing with the lawyer today. Thanks for all the help and suggestion. Really appreciate it!

So today after the signing I requested the SA to bring me for some site visit at horizon residence. Here are some pics
