In term of distance, SL2 is much more nearer than Palm Walk, if SL2 also got many not occupied, really very susah for me cry.gif

It is over supply now. If u r in UTAR, u can see long list of units for rent. Students get to choose nearer and better ones now. Those panic tenants last year will be moving to nearer n better place.

Even the shoplots 1st and 2nd floor are competing for student rent... sweat.gif

And SL fb daily flooded with property for rent/sale adverts shakehead.gif

Plenty of rooms available now, compared to panic last year thumbsup.gif

I don't see any students walking from BMC to UTAR anymore like last year doh.gif

In other news, more and more eateries are opening up, mostly catering for UTAR students. Any good recommendations?

RM1500 for how many students?
My side ask for RM5k - RM6k but can accommodate 15 students in a house. Maximum RM400 per head.

Dato' Chong paid RM1.2million for that house only to be able to rent to 3-4 students @ RM300 per head. RM1,200 per month.

Assuming fully occupied throughout the year,

Gross Rental Yield p.a = 1.2%
Net Rental Yield p.a = -ve% (he is too sour to talk about it)

A lot of ppl lose money because many do not how to calculate rental yield (despite googling). >3% per annum (net) should be treated with suspect. These ppl will forever be poor.
