Le Pavilion still too many unsold units with that their pricing (1 block not open yet, and existing block not sold out yet), I guess this new project have to be built then sell.. irregardless the price, it has to be higher than Le Pavilion, or else how do they position the unsold Le Pavilion ?

Unless this one is special or super small units which price it competitively PSF which cannot be compare to Le Pavilion.

I think it's gotta be high psf price but with smaller unit hence the lower absolute price. Different products.

Which layout were you looking at? Which type?

I guess the pros are amneties and location, low density and chances of rental pretty high. Cons is that its next to pavilion and not selling out as good, so growth will be slow. Also rio City will have Residences as well which means in due time it will be out of date. Pro is that if rio City is selling at highest price then you property price will increase.

Market so soft, later may be will roll out Free xx months instalment like what IOI did for most VP proprieties.

May be not now because if they do it now Le Pavilion vacant unit lagi cannot sell

out of curiosity, anyone knows why their layout has many corners and edges instead of squarish unit layout?

If you see the overall layout it's not square and slightly offset. But if you look at the overall building layout, you will notice that you don't have a front door neighbor, once you open you door, you see a view, thus it means you have ample of light and not like some condo dark and scary.

The curvature is a matter of taste. Judging by the direction it is possible to capture the wind like a funneling effect.

Colour wise ya a bit traditional white and pale. Not as modern but anything modern and trendy now will be outdated and weird 10 years down the line.

I suppose after vp only can find out how practical it is

I find that the sensitivity and location of resident entry sensor for the access card at the card guard is bad.

Resident boom gate is on the left of the gate so the card sensor is on the left, but the driver seat is on the right. (the visitor boom gate is on the right) if you're driving alone, you literally have to get down from the car to aim the card in front of the sensor to get the boom gate up as it can't really sense the card in the car!

Complained to the management and got an answer of "we talked to higher management but they say "the contractor/supplier has made it that way so we can't do anything about it".

I believe it’s making seen to have visitor boom gate on the right for registration and guard access, imagine if it’s on the left and guard will have to cross the traffic, can’t residence also use the same gate whenever no visitor?
Of course sensitivity need to improve, any chance other residents are facing the same challenges as yours?

really is that bad? i believe the way they set up of the boom gate is quite often at most of the development. hmm.gif

Yes that would be ideal, but there's 2 lane now, 1 for residents on the left, 1 for guests on the right.

i did visit this condo before...it really not much 'wow' factor ...just a decent condo and for me the only plus point is high floor ceiling. rolleyes.gif

But it is the cheapest in Bandar Puteri.
Selling RM650k, 1152sqft for 3 rooms with balcony.
Le Pavilion starting price at RM723k for 1259sqft.
The Pulse almost sold out.

So why not consider The Cruise ?

I think the problem with the Cruise is the layout, due to the design of the condo, the layout not really nice compare to Le Pavilion and The Pulse...other than that, it's a decent condo
