In some cases, developers will inform buyer that the selling price goes with xx months or no dlp.

As buyer, check to confirm details b4 buying.

I just went through the same scenario that you have described, purchased a unit thats 3 years old but still under developer at the start of this year.

No defect liability period anymore. However, there was a written agreement that any major defects will be rectified on "goodwill" by the developer.
To be fair, they honored this, cracks, flooring, tiles, leaks, all fixed. But only major ones.

I too wanted to get defects checked, however, in my case the developer was not willing to rectify based on a 3rd party's assessment, and everything minor I fixed up myself.

Talk to your agent and the developer to find out what can or cannot be done, and get clear answers.
Once you have those, you would know if it is something you are comfortable going ahead with, or if you want to forego the unit.

In my case, I had seen the unit, with most rectification done before SPA signing, and I liked the unit enough to fix minor defects myself.
So my personal decision was to go ahead with it anyway.
