All subsale properties are sold as is basis.

During viewing, you can engage a home inspector to come along to give his opinion and to submit a report to you.

Thereafter, your decision to buy or otherwise is base on the report and his advise.

If the seller is willing to repair the fault, the most he can is to do good but not necessary nice.

For eg, if there are few pieces of cracked tiles, he can replace those but not the entire flooring or wall. The new tiles may mismatched slightly in colour and buyer cant expect those old tiles to be available now.

If the fault can be easily done, then as buyer, is better for him to do it.

Buyer can try to nego for further discount but sometimes seller oredi quoted a lower price and will not give in unless he is urgent for a sale

If is badly corroded on most places,, then is better to replace new. It can be dangerous as the entire railing can drop off if someone lean on it. Painting over it will not resolve the problem as rain water oredi enter those holes and the rusting process will start from inside.

Otherwise ....

1. Scrape off the corroded area using a scraper.
2. Use a sandpaper over the areas
3. Wipe clean
4. Use gloss paint to finish the railing.

You can still claim.

Similar if one buy any appliances with warranty ...after receiving tbe goods in good working condition and if there is any fault during tbe warranty period, one can still continue to submit a claim.

Some highrise has a ready form to list down the defects and others need to write in officially ...... both for record purpose.

1. No harm sending a copy to SnP lawyer.

2. A simple letter itemising all the defects.


Attached photos for either submission and tag it accordingly.

'Renovation' is actually a vague term. It can range from wet work to mere installation of fittings.

What scope of work are you doing and what happens if you dont agree ?

I am sure you are not the only owner affected. Gather the rest and confront the developer. If your know someone from the press, invite him to the meeting.

24 months.

In some cases, developers will inform buyer that the selling price goes with xx months or no dlp.

As buyer, check to confirm details b4 buying.

Collect the key and schedule a date for inspection. If you know some basic building work, then you can perform a joint inspection with the developer staff. Bring along a friend to help and preferably with some building experienced.

The developer has a form to list the defects for rectification. If you are worried, then hire a building inspector.

During the day of inspection, bring the following ...

1. LONG measuring tape
2. Photocopy of SnP
3. Camera
4 Coloured tacky tape

Yes ..... his job is to inspect and give you a defect report. Dont have to engage too much conversation with the developer staff unless necessary to avoid misunderstanding. Everyone looks at defects differently.

In any construction there bound to have defects. How is it consider minor is subjective.

You can cont to pursue with the developer management if you insist to have it rectify. If they reject, then you bring a legal case against them.

All subsale are sold as is where is basis. Also applicable when buying completed units from developers.

Buyers are deemed to have viewed the property and accepted the conditions upon the signing of SnP.

However, if sellers agreed to do certain rectifications or betterments for certain defects, have it included in the SnP to avoid disputes when the property is handed over upon full payment of the purchase price.

Property inspection services help potential buyer to identify defects esp for those who lack knowledge about building construction.

Potential buyers act on the report and decide whether they can take the risk after the purchase.

At the end, is about the purchase price against the risk.

Do consider that after spending for property inspection services, the seller is bound to accept the report.

I am not sure the developer will give it to you.

Every house would have similar construction including my current place as long the 1st floor bathroom is not in the same location as the ground floor bathroom.

You dont find this common in highrise as each floor bathroom are in the same place and the piping runs along it.

Common sight in most terrace houses when the masteroom bathroom is infront to accomodate the waste water piping route.

Most owners would have redo the plaster ceiling of the entire ceiling.

If the bathroom is in the centre, then it will be around the dining area.

I also just collected my key from developer. If there is leaking, I will claim for dlp. Other minor defects, I will ask my reno contractor to do it up. At the moment, nothing to claim.

Some dlp claim can take 2 to 3 months to reach the unit ...too many units to handle by limited staff

My only concern is leaking. The rest are non issue. If dont touch piping or change bathroom tiles, doesnt affect dlp

Dlp is 2 years. Anything within 2 years can claim subject to whether owner touch the defect area.

Repaired defects doesnt mean wont happen again.

How to wait 2 years to start reno.
